    What's happening in the housing market? 🏡 📈 The average price of a home coming to the market rises by £5,992 this month to £366,189, the largest jump in prices at the start of the year since 2020. 👉 We've recorded our busiest start to a year for Mortgage In Principle applications as future buyers consider what they can afford. 👉 The number of buyers contacting agents about properties for sale since Boxing Day is 9% ahead of last year, and the number of sales being agreed is up by 11%. Our Mortgage Expert, Matt Smith, says: "The markets are still banking on a cut in February, but after that, it becomes uncertain.     2024’s price hotspots📍🏠 👉 We reveal that Sunbury-on-Thames in Surrey saw the biggest rise in house prices in 2024. 👉 Our data shows the average price of a home in Sunbury-on-Thames rose by 12.5% in 2024 to £592,976. 👉 Looking ahead to 2025, we predict that average asking prices will rise by 4% on average across Great Britain by the end of this year. Our Chief Data Officer Steven Pimblett says: "Agents tell us that good quality homes in popular areas have continued to attract buyer interest, even in the slower periods of the market since mortgage rates went up."     Record-breaking Boxing Day Bounce! 🏡 It was our busiest Boxing Day ever, with a record-breaking surge in property listings and Rightmove traffic as home hunters and sellers geared up for 2025. We saw: 👉 A 26% rise in new listings vs. Boxing Day 2023. 👉 Nearly half of listings (46%) were 3-4 bedroom homes; 35% were smaller homes for first-time buyers. 👉 20% jump in buyer enquiries to estate agents. Our Chief Data Officer, Steven Pimblett, says: “While it’s very early days, these first indicators are positive signs for a busy start to the year for agents, with many home-movers taking action and getting ahead with their 2025 moves."

  • Our Rental prediction for 2025 🏡 👉 We predict average rents will rise by 3% outside of London, and 3% in London by the end of 2025. 👉 Wages have already failed to keep up with rent rises, stretching affordability. Average UK rents have risen by 40% over the last five years, whilst earnings have risen by 28%. Our property expert Timothy Bannister says: "While a lack of available properties is putting upward pressure on prices, we're seeing signs of more tenants reaching the limit of what they can pay, which we think will work to limit newly advertised rent increases next year."
