We’ve been on site this week undertaking BRE 365 soakaway testing for two residential developments in the south of England! This assessment evaluates ground infiltration rates, ensuring compliance with sustainable drainage systems (SuDS) and managing surface water efficiently. Given the sites are so close to the sea, we’ll also be undertaking groundwater monitoring to determine changing water levels and how this may influence design. Why undertake BRE 365 testing? Regulatory Compliance: BRE 365 testing ensures adherence to planning requirements for drainage design. Environmental Benefits: Proper soakaway systems reduce the risk of flooding and enhance groundwater recharge. Optimised Design: Accurate infiltration data provides drainage engineers with the information they need to develop cost-effective, site-specific drainage solutions. Whether you’re planning new developments or improving existing infrastructure, BRE 365 testing is key to sustainable and resilient designs. Our team takes pride in delivering reliable results to support informed decision-making for your projects. Have a project in mind? Let’s discuss how we can help with your drainage and environmental needs. #Sustainability #GeoEnvironmentalEngineering #SuDS #DrainageSolutions

Navigating the New Landscape: What the Budget Means for Property Developers The 2024 Autumn Budget has introduced key changes poised to reshape the property development landscape in the UK. Here’s a brief overview of the implications: 🏠 Stamp Duty Surge for Second Homes: A significant shift is the increase in the stamp duty surcharge on additional properties from 3% to 5%. This measure is expected to dampen demand in the buy-to-let sector and may lead to more cautious investor behaviour, affecting transactions mid-process and potentially reducing the supply of rental properties. 🏘️ Support for Housebuilding: On a positive note, the budget allocates £5 billion to bolster housing efforts, including a boost of £500 million to the Affordable Homes Programme aimed at producing up to 5,000 more homes. Additionally, £3 billion will be channelled into supporting SMEs and the Build-to-Rent sector, facilitating access to lower-cost finance. 🏡 Planning and Infrastructure: Recognising planning as a critical element, the budget mentions upskilling local planning departments with the recruitment of 300 planners. This could accelerate project approvals, benefitting developers amid increasing targets for new housing. Property developers, especially in the affordable housing sector, may find opportunities to grow as funding becomes more accessible and planning processes strengthen. Yet, balancing new tax burdens and evolving market demands will be key in adapting to this environment. Our team is ready to help navigate these changes, providing expert advice on how to maximise the potential of your land and projects in light of the new budget. #Budget2024 #PropertyDevelopment #IndustryInsights #RobertsEnvironmental

🔍 What is a Phase 1 Geo-Environmental Risk Assessment, and Why Does it Matter? Before any development or investment takes place, assessing the land for potential contamination and ground stability issues is crucial. A Phase 1 Geo-Environmental Risk Assessment is the first step in this process, designed to identify risks that could affect land value, introduce liabilities, or hinder development. 📜 This assessment involves a detailed assessment of historical land use, environmental factors, ground conditions, and a thorough review of regulatory records. A qualified Geo-Environmental consultant will conduct a site walkover, identifying any current site practices or conditions that could pose a risk. 🎯 The primary objective is to determine potential contamination sources — especially in soil and groundwater — and assess the land’s stability. By understanding the site's past activities, such as industrial processes, waste disposal, or excavation, we can gauge the risks and recommend mitigation strategies. This proactive approach not only ensures regulatory compliance but also empowers developers and investors to make informed decisions. 🌱 A Phase 1 assessment is essential for sustainable construction practices, helping to protect ecosystems, public health, and the environment. It forms the foundation for managing risks and ensuring that projects can move forward responsibly and sustainably. In short: A Phase 1 Geo-Environmental Risk Assessment is a cornerstone of responsible development, paving the way for projects that are both environmentally conscious and risk-aware. #EnvironmentalAssessment #SustainableDevelopment #GeoEnvironmentalRisk #RiskManagement
