Over 3 days last week, I travelled over 2,200 km with Harry Polhill and Jingyao W., our partners at Intermediate Capital Group (ICG), visiting key assets under management. The key takeaways are: 💪 Building strong tenant relationships and understanding their business is the key to long term relationship management and occupier engagement 💥 Innovation and diversification are crucial for growth—our tenants are great examples 🚢 Bayport Global Supplies, which began in Cádiz with 1x van and 3x employees, now has a 300-strong team, supplies the Spanish Navy, and has expanded into logistics (Baylog) and public administration (Euronaval) with a 21,000 sqm facility in the Port of Santamaria 🍅 Bonnysa Agroalimentaria, a leader in tomato production for 65+ years, supplied 42M+ kgs of produce last year. The Amazon DQA8 Last Mile Delivery Station in CITAI Granada officially opened today! This 7,900 sqm state-of-the-art facility is one of our 5x Build-to-Suit (BTS) Fundings. Our Industrial Open Storage (IOS) vehicle has completed the acquisition of a 34-acre site located at J36 of the M1 (Tankersley). The site consists of 110K square feet of industrial floor area with approximately 1.2M of Class 1 Open Storage. The site will be operated by CAM as a vehicle storage & servicing depot for multiple customers alongside a third-party contract for Daimler Truck UK’s (Mercedes-Benz Trucks) who will remain on site in part. The deal builds on recent IOS acquisitions we have made across the UK, with a focus on transport advantaged real estate. Great to have worked with Sesé to complete this project. The new multimodal logistics centre in Torrejón de Ardoz, Madrid has an area of 15M m2 with 16 loading bays and specific air cargo management for distribution to Madrid Airport. It was a pleasure to have connected with so many key players in the logistics sector at the SIL Fair in Barcelona yesterday; one day, ten meetings, two roundtables with occupiers, investors, developers and public authorities. The key takeaways are: 💥 Urban last-mile logistics is booming, demanding innovative solutions such as night deliveries, underground micro-hubs, sustainable vehicles and proximity radius 💥 Reverse logistics remains a challenge, but solutions are being created to integrate returns into the circular economy 💥 The social aspect of ESG solutions and training programs, driven by public-private collaborations, is gaining traction; major occupiers are eager to attract top talent 💥 Energy is a key consideration when choosing a warehouse location 💥 There are higher long-term development costs due to regulatory issues and specifics (such as cold or chemical storage) 💥 Stabilisation of construction costs and interest rates will encourage speculative development in Spain It was an amazing day, made even better by reconnecting with friends from WIRES, Women in Real Estate Spain, who are exceptional professionals and leaders in the sector. #Logistics #SILFair #UrbanLogistics #ReverseLogistics #ESG #WarehouseDevelopment #SustainableLogistics #Barcelona
