What could changes to the Landlord and Tenant Act 1954 mean for you? The Law Commission is exploring major changes to business tenants' right to security of tenure, they are considering four options: 1️⃣ No security of tenure - Remove automatic lease renewal rights 2️⃣ Contracting-in – Tenants would not automatically have the right to renew their leases; but landlords and tenants could agree to opt in when the lease is signed 3️⃣ Contracting-out – Tenants would automatically have the right to renew their leases, but landlords and tenants could agree to opt out when the lease is signed (the current system) 4️⃣ Mandatory security of tenure – All business tenants would have the right to security of tenure, with no option to opt out These changes could significantly impact both landlords and tenants. Lois Smith, solicitor in our real estate team explains the impacts here: https://lnkd.in/eg85CgAj Have your say in the consultation survey here: https://lnkd.in/e6JwQ2pp (open until 19th Feb) If you have concerns or want advice on these potential changes, we’re here to help, contact Lois Smith at loissmith@schofieldsweeney.co.uk #realestatelaw #landlord #tenant #renting #securityoftenure

Yesterday we delivered a superb Finance Leaders Breakfast Seminar, in Partnership with Schofield Sweeney, in the heart of a cold and frosty Leeds. Our Exec Consultant, Colin M., collaborated with Key Partners from Schofield Sweeney Solicitors to deliver some thought provoking discussions around AI, The Role and responsibility of The Director, and the importance of solid Corporate Governance, as well as some key finance topics such as cash flow and the legal side of managing things. The room was a mix of finance leaders from across the city, from a wide range of sectors. Though the weather was cold, the Coffee, Bacon rolls, and discussions were piping hot! A good time, and some thought provoking conversations were had. We look forward to the next one!
