Don’t get us wrong, we LOVE a Black Friday deal, remote control vacuum…yes please, drone with a camera….why not…but if you’re looking to secure a mortgage, here’s a few friendly tips from us: ⚫️ Don’t Max Out Your Credit Cards High credit utilisation can hurt your credit score. Even if you find amazing deals, try not to rack up excessive debt on your cards. ⚫️ Avoid Opening New Credit Accounts Store credit cards might offer tempting discounts, but opening new credit can lower your score temporarily and impact your debt-to-income ratio. ⚫️ Don’t Deplete Your Savings Your lender will check your savings for down payment and closing costs. Overspending on Black Friday deals could leave you short on funds. ⚫️ Avoid Making Big-Ticket Purchases Items like TVs, appliances, or furniture may be tempting, but large purchases increase your debt and could raise red flags during the mortgage process. ⚫️ Don’t Ignore Your Budget Stick to your planned spending limits. Lenders will monitor your financial habits, and significant, unplanned spending could be a red flag. Bottom Line: Black Friday is a great time to find deals, but keeping your financial health intact is more important if you’re preparing for a mortgage.
