The Autumn 2024 Budget for Property Investors – What’s Happened and What to Do About It The latest UK Budget brought in some big shifts for the property world. Here’s a quick rundown of what’s changed and how you might want to respond: Stamp Duty Land Tax (SDLT): Increase on Additional Properties – The surcharge for buying additional properties has jumped from 3% to 5%, effective immediately. What to Do – Time to review your investment areas and sharpen your negotiation on purchase prices to keep your deals viable. Capital Gains Tax (CGT): Rate Hike – The lower CGT rate has risen from 10% to 18%, and the higher rate from 20% to 24%. What to Do – Look over your asset disposal plans. Make use of any available allowances, and if possible, consider holding onto assets a bit longer to see if reliefs improve. Inheritance Tax (IHT): Agricultural and Business Property Relief Change – From April 2026, 100% relief will apply only to the first £1 million of combined agricultural and business property; the rest will get 50% relief. What to Do – Check over your estate planning. A conversation with a tax advisor might reveal ways to better structure your assets and take advantage of any other reliefs. Employer National Insurance Contributions (NICs): Increase – From April 2025, Employer NICs will rise by 1.2% points, up to 15%. What to Do – Assess your staffing costs. You might want to explore restructuring roles or investing in automation where it makes sense. Affordable Housing Initiatives: Funding Boost – An extra £500 million has been added to the Affordable Homes Programme, aiming to bring 5,000 new affordable homes into the market. What to Do – Consider partnering on affordable housing projects. Government grants and incentives in this area could help expand your portfolio. Right to Buy Discount Reduction: Cutback – The Right to Buy discount for council tenants will be reduced, helping retain council housing stock. What to Do – Keep an eye on housing demand. Less Right to Buy could mean continued strong demand for rentals. Bottom Line: These changes mean it’s time to revisit your strategy. Digging into the details now could reveal some worthwhile opportunities.
