Whether it’s a home to rent or buy, we have a range of properties to suit all needs. We provide quality homes for rent and sale, offering a variety of affordable options to suit a range of circumstances. But we’re not just about providing and building homes. We offer a range of housing support services including money advice, routes into skills and employment, schemes to help people live independently for longer, adaptations to homes and more. We’re equally dedicated to development, improvement and progression - whether that’s our staff, customer or properties.

  • Have you ever tried filling in a job application on a mobile phone? Or creating a CV? That’s the reality people are faced with when they’re digitally excluded. But give that person a laptop and it can open up all kinds of possibilities. That was the case with Michelle. She’d been suffering from anxiety for many years. She was unemployed and lacking the confidence to apply for jobs. Even if she’d had the confidence, she was in financial hardship and couldn’t afford a laptop or device to create a CV. That’s where our partnership with the amazing Middlesbrough-based furbd comes in. It works like this…we donate redundant IT equipment to furbd. They refurbish it and pass it on to local charities, councils, community groups and the like. Those organisations identify people in need and provide them with IT equipment. Back to Michelle – she was in contact with one such organisation, Teesside Mind, which gave her a laptop. Soon after, some jobs became available at a new retail store and Michelle found the confidence to create a CV and apply online. In Michelle’s own words at the time: “I can now sit at my kitchen table with the laptop open rather than struggling to do everything on my mobile.” The result? She got an interview. The result of the interview? She got the job! How’s she feeling now? “I feel important and feel I have achieved so much which in turn, has improved my mental health,” she says. Our partnership with furbd not only helps people like Michelle bridge the digital divide and achieve their ambitions, it helps the environment too by extending the life of these devices. “Thirteen has supported furbd since we began in 2021,” said furbd’s David Thomas. “The devices they’ve donated have helped hundreds of families and individuals across the Tees Valley overcome digital exclusion. “Their contributions have opened up opportunities and raised aspirations for people who would otherwise be left out of today’s digital world. “Thirteen’s trust and support in our mission have been invaluable to our success.” Furbd is a not-for-profit project that is part of local charity, The Hope Foundation Middlesbrough.

  • Work is underway to carry out a £6.6million refurbishment project at some of our sheltered accommodation in Middlesbrough. We're working in partnership with North East based regeneration specialist RE:GEN, to upgrade Glastonbury House in the Priestfields area of the town . The work includes mechanical and electrical upgrades, security and CCTV, ventilation, sprinkler system, new bathrooms, doors, a communal kitchen, full decoration and much more. The project is expected to be completed in December 2025 and is part of Thirteen’s £55million investment plans which will see thousands of homes in the North East and Yorkshire benefit from home improvements this year.   • We’re delighted to confirm the appointments of Jane Castor as our interim executive director of asset, development and partnerships and Andrew McColl as our interim chief finance officer. Jane moves from her chief finance officer role to lead our asset, development and partnerships teams as we continue to push forward with growing the business and preparing for the new affordable homes programme. She brings 16 years of experience with Homes England, a deep knowledge of Thirteen, and great commercial acumen to the role.   Andrew, who steps up from his finance director role, is leading our financial affairs and takes on the role of company secretary. He has a wealth of experience gained in the public and private sectors as well as an intricate knowledge of our financial drivers.   We wish Jane and Andrew the best of luck in their interim roles and we’ll update you again when we have further news!

  • We've opened our brand-new customer store in Hartlepool’s Middleton Grange Shopping Centre today 🥳 We’ve listened to feedback from our customers, and we’ve remained committed to finding ways that our customers and the local community can easily access ways to speak to our colleagues, because we know this positively impacts their experience as a Thirteen customer. Customers can speak to members of the team to report a repair, provide feedback, discuss their tenancies, find a new home to rent or buy or receive employment support. ⏰ You can visit the new store Monday to Friday between 9am until 5pm and Saturday 9.30am until 2.30pm. 📍 Find us opposite Holland and Barrett and between the Card Factory and Clarks. It was great to see so many people pop in today, and we’re looking forward to welcoming more customers, local organisations and the community.   • Well, 2025 has got off to a flyer! We’ve secured a £30million deal with NatWest to accelerate our retrofit programme across our property portfolio. This additional investment will see thousands of our customers benefit from upgrades to their windows, doors and boilers, making their homes more energy efficient. It’s a landmark deal for us, and one which reflects our reputation as a trusted housing association with a proven track record of investment in our homes. We look forward to continuing our long-standing relationship with NatWest as we deliver these improvements for our customers as part of our path to net zero.
