    From vacant asset to refurbished and 95% let in just over 2 years – The Amp shows the strength of occupier demand for specialist education space in London.  Together with our partners at LaSalle Investment Management, Trilogy has agreed a deal with London College of Contemporary Arts (LCCA) that will see the college expand its presence at our multi-tenanted education campus The Amp by 19,000 sq. ft, bringing its total footprint within the building to 57,000 sq. ft.  LCCA’s expansion means that The Amp is now nearly fully let - only two years from the date of site acquisition. Trilogy’s repositioning of the building as an innovative education campus has seen space snapped up by a host of education providers including De Montfort University, Nottingham Trent University's Confetti Institute of Creative Technologies and Access Creative College. Our win in the community engagement category at the inaugural Property Week ESG Edge Awards last night got me thinking about all the times I've been challenged on Trilogy's commitment to engagement. Why do we take the time and effort to go beyond what others might treat as a box-ticking exercise? This award provides some of the answer - if you want to break new ground and outperform where others fall short, the first step is to shut up and listen. The second step is to try, then listen, then try again. Our placemaking, engagement and social impact team, led by May Molteno provides the rest of Trilogy with insight earned through direct experience and genuine exchange with the communities we work in. May pulls in talent where it’s needed and the contribution of Emma James FIPM MSc to our work in Manchester deserves a special mention here. The focus of May's and Emma’s team on identifying and meeting specific needs gives us the insight and context to shape creative ideas that directly improve our performance throughout the rest of the business, as well as enabling us to operate in a socially responsible way. True creativity springs from listening and observation, imitation, conversation, collaboration and iteration - and doing it day after day. Fans of David Bowie are used to commentators pointing out that his real talent was bringing together collaborators and channelling their artistry through whichever persona he chose to occupy in that moment, but this cuts across disciplines: the Nobel Prize for Physics hasn't been won by an individual since 1992. Teamwork is fundamental in every aspect of human endeavour.     It's a win! Trilogy won the Excellence in Community Engagement Partnerships award at the inaugural Property Week ESG Edge awards last night. Trilogy's work at the Great Northern Warehouse was praised by the judges as a "True innovative approach to community engagement work through asset based community development" The work at Great Northern was led by May Molteno and Emma James FIPM MSc with Forever Manchester, guiding a dedicated team on the ground to develop and deliver an "Asset Based Community Development" approach. The process continues to be supported by an interactive asset map that includes physical assets, such as spaces and resources, as well as soft assets such as people’s skills and interests. The team then works within the community to connect people together based on shared interests, encouraging them to use facilities and businesses onsite, build new relationships and support each other to bring their ideas to life. The Great Northern Warehouse has delivered a network of community spaces including a community library; gardening spaces; an indoor play and lounge for families with young children; a meeting room and kitchenette and a free-to-hire Village Hall space on site. Projects such as a men's mental health group and a support group for single parents are supported by up to £400 of seed funding, with more than £5000 awarded to local community groups using the village hall in the past year.     "Is there really enough demand for courses in London to justify all the second campuses being set up in the city?" Julian Robinson asked me at the end of my presentation to the Education Estates conference in Manchester last week.   My answer was unequivocally "YES" - and although I would say that wouldn't I, I've got the backing of PwC, whose new report on the UK Higher Education sector finds that London has consistently been the most attractive study destination in the world, for some very good reasons:     The UK hosts 9.3% of all the overseas students in the world, and a quarter of those choose to study in London. Research from HolonIQ points to an explosion in international student numbers over the decades to 2050, driven by urbanisation and population growth in Asia and Africa. London's market share would have to shrink in order for total numbers of students to stay static.   London's appeal to international students is rooted in the soft power of the UK and the international use of English, and burnished by the presence of 15 of the world's top 100 institutions - with Julian's stomping ground at The London School of Economics and Political Science (LSE) among them. But London's appeal goes deeper than the Russell Group - the city is home to 109 of the UK's 285 higher education providers.    Many observers credit London's appeal to the lifestyle if offers, but the PwC data shows that students are actually making a deeply rational choice - Graduates from London institutions earn higher salaries, with 58% walking into a job that pays more than £27k, compared with 43% of grads from non-London providers.    Higher Education’s importance to the UK economy shows no sign of wavering - this is a sector that contributes £71 billion to GDP and directly and indirectly supports more than 750,000 jobs. London is the UK's economic engine room, and while I've long been an advocate of levelling up the regions, we can't blame students for being wise consumers: We either move to create capacity where there's demand, or risk losing them to our international competitors.     When it comes to universities, we're used to a news agenda that's full of doom and gloom about the future. While the sector faces tough times to come, I think we're now at a turning point that will put us on track for a brighter future.   The Labour Party Conference was a watershed in many ways, and close watchers of education policy are picking up reassuring signals about future plans for University Education. Whitehall sources have hinted that UK student fees could rise to £10,500 and become linked to inflation. Prof. Sir Steve Smith has been re-appointed as International Education Champion and will review the International Education Strategy to ensure that universities continue to support the UK's international influence and revenue from exports.   That's what makes the launch of a new review of the UK education sector by PwC essential reading for everybody in education finance. This report explores the investment opportunity created by UK Higher Education Estates as an exciting new asset class for private capital.   I've been working on the problem of how to connect the money of the world with the UK's world-leading institutions for several years now and I'm proud that Republic London and The Amp (both in Tower Hamlets) have been selected as case studies for the report.     Trilogy and LaSalle Investment Management have agreed a deal with LCA Education to expand its estate at Republic London. LCA has increased its occupancy from 120,000 to 136,290 sq ft. This new letting brings occupancy to 90% within the Import Building, demonstrating the success of Trilogy's pioneering model for a new alternative education campus, that develops work-ready graduates ready for the jobs of tomorrow. Trilogy's Head of Asset Management, Laurence Jones said: "We are pleased to achieve this milestone at Republic and support our university partners with their continuing expansion. This not only supports the growth and development of the education sector, but also the overall economic landscape.     Is the lecture dead or is it merely in need of a post-pandemic revamp? Last week I was looking at how unprecedented numbers of students are skipping lectures in response to the new pressures of student life, but academics are voicing their own concerns and frustrations. Times Higher Education paints a bleak picture, with some educators questioning whether there is any point in continuing with lectures if attendance rates remain at rock bottom. Post-pandemic there was a huge growth in education technologies delivering teaching remotely. Some suggested that the need for physical learning environments was going to be permanently disrupted. Lecture theatres fell out of fashion, with universities instead using smaller rooms for groups of 25 - 50, supported by active learning experiences. The outcome, however has been one of dissatisfaction for some students – with the Office for Students finding in 2022 that there were cases online lecture “overload”, with poor-quality, out of date lectures and lower quality, less timely feedback than in face-to face settings. In response to falling student satisfaction, and the spectre of a potential regulatory minimum amount of contact time, our conversations with educator friends and colleagues are pointing towards a re-emergence of lecture spaces where large cohorts can be taught in person again. Yet again, there's a compelling argument for multi-tenanted, city centre spaces as a solution. Let’s look at consumer behaviour: very few people have the free time to travel to a suburb to watch a film at a single-screen cinema. Regardless of how special this experience might be, time is a barrier, so instead they get their monthly fix at the multiplex in the local town centre and as part of the experience they have dinner, go to the shops, work-out at the gym, visit the library – all the other things they need to support a good life. In addition to placing courses within reach of students, sharing space and resource with other institutions ticks a huge number of boxes for educators: - Resources can be used more intensively, rather than standing empty for periods, cutting operational costs - A building that is more intensively used is more sustainable – why build two buildings when you can use one building twice as much? - Students meet and mix with students from other institutions and subject areas, creating the magic mix that forms the basis of the university experience - A multi-tenanted space can support ancillary uses like a coffee shop, a canteen or a bar, adding to the “sticky campus” effect that keeps students on site between sessions.
