£25m of homes completed at Wavensmere Homes’ Belgrave Village in Birmingham this November. Over a quarter of the 438 houses and apartments at Belgrave Village in central Birmingham have been handed over to customers this month (November 2024). The £106m 12-acre regeneration scheme is being delivered by Wavensmere Homes in partnership with Galliard Homes and Apsley House Capital. Accessed off Belgrave Middleway (A4540), just outside the city’s Ultra Low Emission Zone, 90% of the homes have already been matched with purchasers at the off-plan stage. The popularity of the scheme is being attributed to the attainable prices, which start from £79,500 via shared ownership from Home Reach. The homes include eco technology such as air source heat pumps, and glamourous three-metre-high ceilings within each floor of the houses. 235 homes are now occupied, with 203 plots yet to be handed over. Additional residents will be moving in every month, leading up to the spring 2025 build completion. A three-bedroom show house, two-bedroom apartment, and various communal gardens were unveiled earlier this year – and are available to view six days per week. Wavensmere Homes has secured a £15m loan from Quantum Development Finance to enable the £22m redevelopment of Milford Mills in north Derbyshire.

Quantum Development Finance is providing a £15m loan to enable the redevelopment of Milford Mills, which overlooks the River Derwent, located between Belper and Duffield in north Derbyshire. This £22m development will comprise 69 new homes to be delivered on the historic brownfield site, which is within the Derwent Valley Mills UNESCO World Heritage Site. We are continuing to work alongside officers from the Borough Council to enable construction to commence in January.   Sam Hudson, Head of Portfolio Management at Quantum Development Finance, said: "Following the success of our initial loan to Wavensmere Homes at Nightingale Quarter earliest this year, we are delighted to continue this partnership on Milford Mills. At Quantum Development Finance we pride ourselves on building long-standing relationships, especially with one of the leading regeneration specialists in the UK. “The former 18th Century cotton mill housed some of the world’s first mechanised industrial spinning factories. This highly unique project will incorporate retention of historic features, including the Mill Lade that now feeds a hydroelectric power plant downstream, along with the repair of all original stone boundary walls. Quantum Development Finance has written a £15m loan for Wavensmere Homes for a £22m redevelopment in Derbyshire. Reacting to the MPC’s decision to cut the Base Rate to 4.75%, James Dickens, our MD said: “We welcome today’s Base Rate cut to 4.75%, as it could help to reduce the cost of servicing mortgages for our customers. “Only two weeks ago, Goldman Sachs predicted that the Bank of England was on course to reduce the Base Rate to 2.75% by the end of 2025. However, this is no longer the case and unfortunately interest rates are likely to stay higher for longer due to last week’s Budget. "The Monetary Policy Committee may have been inclined to cut the Base Rate by .5% this morning, had it not been for the inflationary impact of the Chancellor’s raft of measures. The impending increase on employer National Insurance costs will hit the bottom line of all businesses and inevitably push up prices.”

Our Nightingale Quarter scheme in Derby city centre was Highly Commended in the Housebuilder Media Awards for Best Community Initiative. Working with Down to Earth and our residents, a £40,000 community garden was planned, landscaped and planted by people living at the development earlier this year. This magnet for nature and wildlife features fruit and veg beds, rainwater capture, a bug hotel and woodland zone. It is being enjoyed and maintained by locals of all ages, including groups of school children from nearby St James’ C of E Junior School.
