Today we want to talk to you about #EarlySiteClearance and the potential negative impact this can have on BNG calculations and requirements. 🌳 Developers are often eager to break ground, the shorter the development timeline, the healthier the cash flow. 📈 We get it. However, in the new era of #BNG, we are seeing costly 💰 and timely 📅 impacts for developers who do not undertake the correct and required surveys and assessments ahead of moving the big machinery in. Often causing delays and costing up to 3x the required amount for BNG mitigation as a result of regulatory standards. We explain more in our blog, and how developers can avoid these mistakes below ⬇️ https://lnkd.in/en-zeSZT If you feel like you could benefit from some support from our team, please reach out to our experts. 🌱Jack Potter 📈 Ben Perry 🏗️ Toby Peters BNG is already proving a challenge, let's not make it more difficult. #BNG #NN #BiodiversityNetGain #Mitigation #BreakingGround

Jack Potter outlines our three purchasing options, or 'products', during his feature on the LifeProven ESG Property Company podcast. These allow us to strategically support #BNG and #NN goals and requirements for developers nationwide. These are; 🌱 Habitat Banks 🏗️ Build-to-Order 📋 Option Contracts Here’s how our offerings stand out in the market. 🌟 Habitat Bank: • Immediate access to high-quality, strategic, and independently verified common habitats. • Some sites have the ability to cater for bespoke needs too. • Comprehensive support with intensive monitoring, insurance, and community engagement. • Perpetual nature protection guaranteed — unlike the typical 30-year legislative limit. 🌟 Build-to-Order: • Fully customisable with all habitat types, suitable when there is a minimum of 6 months lead time. • All the benefits of our Habitat Bank with the added flexibility to match your specific development requirements. • Perpetual nature protection guaranteed. 🌟 Option Contracts: • Ultimate flexibility with habitat types to suit your project, suitable for projects with a minimum of 9 months lead time. • Makes BNG a cost of construction and not planning, de-risking your project. • Includes a reservation fee and the option to extend your commitment for up to 5 years. • Perpetual nature protection guaranteed. ❓Why choose us over Standard Habitat Banks?❓ • Nature is protected for the long haul—beyond 30 years. This is legally contracted on the land, so even in the case of a change of ownership the land cannot be reverted. • We own the land, so your contracts are with the ultimate supplier. Cutting out the middle men, often reducing time, costs and complexity of contracts. • We provide full support, including habitat insurance, ongoing maintenance, and community benefits. • We can work with you on your bespoke development needs across a variety of habitat distinctiveness. • Transparent pricing and flexible options tailored to your needs. Last week Jack Potter was invited as the keynote speaker at the CWA (Constructed Wetland Association) conference, hosted in Norfolk at the Ingoldisthorpe constructed wetland - the first of its kind in England, containing a private wetland providing tertiary treatment for a waste water treatment works. Apart from it being a great opportunity to get some fresh Norfolk air, the conference was packed full of information and a tour of the wetland site. Some of the highlights, and special thanks to: 🌱 Jonah Tosney from Norfolk Rivers Trust who provided an overview of the history of the wetland, so that we can learn and replicate this amazing outcome for water quality and nature. 💧 Dr Steven Spall from Severn Trent, mainly for his endless pirate jokes, but also for identifying that there should be a wider exemption from BNG for projects specifically to deliver a nature based solution – clearly a legislative oversight. 🌳 Lorraine Isgar from Wessex Water, who took us on a tortuous planning journey for a mega wetland in the Somerset Levels, and how BNG outcomes were not necessarily intuitive which resulted in the use of Rule 4 in the BNG guidance (I.e. substitute rules for logic). It was a privilege for Jack to be invited to give the keynote on Green Finance 💰 and share the day with an amazing group, full of knowledge. What do you think is important in the discussion of wetlands and BNG? 🎙 Balancing Nature and Profit: The Developer's Guide to Biodiversity Net Gain and Nutrient Neutrality In our latest episode, co-hosts Adam Hinds and Jordan Relfe MRICS sit down with Jack Potter, partner at Wild Capital, to discuss two key concepts transforming real estate: Biodiversity Net Gain (BNG) and Nutrient Neutrality. Key Discussion Points: ☑ Biodiversity Net Gain: Six months into mandatory BNG, developers are facing new challenges. Jack explains how biodiversity units are created, the risks associated with 30-year obligations, and how developers can mitigate these risks by ensuring the quality and long-term protection of offsets. ☑ Nutrient Neutrality: The UK’s watercourses are under pressure due to excessive nutrients such as phosphorus. Jack explains how nutrient neutrality credits provide solutions to reduce environmental impacts while complying with planning regulations to help schemes progress. ☑ Legitimacy and Impact: The episode explores the legal frameworks that ensure biodiversity and nutrient credits are legitimate and enforceable, backed by national registers and legal agreements. ☑ Challenges and Opportunities: Developers need to be proactive, asking questions about how offset schemes are protected for the statutory period and beyond. As the private BNG market matures, ensuring offset quality and reducing long-term reputational risks will be key. ☑ Real-World Case Studies: From wetlands to agricultural land, Jack shares real-world examples of how biodiversity and nutrient credits are applied to support sustainable development. 🚀 Spotlight on Our Founder & Partner: Ben Perry! 🚀 We’re excited to introduce one of our Founding Partners, Ben Perry. With 15 years' experience in company leadership and finance, Ben is responsible for capital raising, investment allocation, and business strategy. 📈 Ben was previously Founder/CEO at SA Systems, a distributed manufacturing tech company. Under his leadership, SA Systems secured major FTSE 100, CAC 40 and fintech clients, and partnerships with companies including Google, Entrust and Heathrow Airport. Ben has successfully raised significant capital from a range of investors including Private Equity, Venture Capital, direct institutional capital (listed and private) and UHNWs, serving and observing on multiple boards. He started his career at Barclays Bank before becoming Operations Director at Spotless Group. He managed a fleet of ice cream boats during summer breaks while he studied at Exeter University Business School. Ben says “I’m so excited to prove that you can generate very compelling financial returns while delivering extraordinary outcomes for nature. Our first institutionally backed fund is well on its way to doing this. I firmly believe that our early success is because we offer a market-leading high-integrity product, via financial terms that fairly spread risk and work with our clients' traditional planning and development financing. This is well proven as our first cohort of clients include Central UK Government, FTSE 100 housebuilders, and local councils. Success is crucial to me as I'm determined my two young girls will get to live in the security of a healthy natural world.” #FounderSpotlight #Investment #Finance #CompanyLeadership #RealEstate #TechInvestment #StrategicGrowth #FinancialExpertise #BNG #BiodiversityNetGain
