Welcome to our last Case Study poHOHOHOst of 2024. This was an extra special project that the whole Planning & Architecture team chipped in to make sure of #UnlockingPotential for this client. #5 Santa's Grotto in the Enchanted Forest, Lapland This large, detached dwelling comprises of a three storey private residence with adjoining stables for 9 reindeers. The large garage accommodates a sizeable vehicle and has a turning bay leading to an access road / runway. There's a workshop attached that is in constant use with an operational peak around the 25th of December. The client needed to extend the working area to be able to handle a higher production demand due to the increase in good children around the world this year. Our architectural team were able to design something suitable within the timeframe required. Our Planning team, with the power of seasonal good cheer, were able to avoid a lengthy planning process and was immediately approved. Making connections can be difficult, especially when many of us are working apart more often. The Develop Croydon Conference held at Fairfield Halls (BH Live) focused on the future of Croydon and how to improve connections between all key stakeholders and drive inward investment into the Borough. Highlights included the Attracting Inward Investment Panel where Katharine Glass shared her experiences of the positives changes in Croydon over the last 10 years of promoting the Develop Croydon Conference and Andrew Newlands passionately making a case for Croydon and what it offers for innovative businesses and positive benefits for the local community. Following the insightful walking tour of Croydon led by Richard Plant during the lunch break our Planning Director, Spencer Copping, took part in the Co-creating Croydon workshop. This structured Lego-based workshop led by Katherine Allinson was a great way of breaking down barriers, building connections, sharing information and working together to achieve positive solutions. Wrapping up the Conference Sarah Jones MP made a case for freeing up the planning system including future planning reform now evident in the revised National Planning Policy Framework #NPPF. One of the key themes throughout the day was unlocking potential which also happens to be our long standing tagline. Image 1 taken by the always superb Glenn Foster. Welcome to this week's case study, that again demonstrates how our WS Planning & Architecture team with the support of our Preferred Partners, is able to unlock potential for clients even on sites with difficult constraints #4 CHANGE OF USE FROM RESIDENTAIL DWELLING TO SCHOOL IN HORLEY WS Planning & Architecture oversaw this project from the pre-application stage through to the discharge of conditions after planning permission was granted. This proposal concerned the change of a dwellinghouse to a school to accommodate up to 35 day students. The original site could only accommodate 25 day students. Approval of the application would enable the school to accept a further 10 students. WS Planning & Architecture worked alongside Preferred Partner, Adnitt Acoustics (Noise) for this project providing both Planning and Architecture services. During the pre-application process it became clear this development would not constitute inappropriate development in the Green Belt. A substantial amount of feedback was received allowing us to progress to a full planning application, and meet the standards required by the Local Planning Authority. We hope you enjoy the 3rd in our Project Posts series, reflecting on some of our favourite projects carried out by our Planning & Architectural teams and helping our clients #UnlockingPotential #3 Detached House in the Green Belt, Chaldon in Surrey This proposal took 5 years to come to fruition and demonstrates how to best utilise the permitted development rights of properties to unlock their true potential. For this project, two applications were required to demonstrate the permitted development rights. The design utilised the site's topography to create a two storey dwelling which usually would not be acceptable in the green belt. At WS Planning & Architecture we aim to improve the community around us through our work. In 2024, as part of our community value actions and as part of our 2024 Work Experience Programme, the WS team: - Hosted 11 Student Work Experience Placements - Attended 4 Careers Fairs The Beacon School, Banstead, The Ashcombe School, Dorking, de Stafford School, Caterham, and Banstead Junior School - Set the Design Brief and judged the outcome of Reigate Sixth Form College’s Beach Huts design project, a collaboration now in its 4th year We are also really proud that: 100% of our Work Experience Placement Students would recommend a WS Work Experience Placement and 100% felt safe and supported during the Placement. 86% of Students said communicating with WS about and starting the Placement was “Excellent”. 57% of Students said the Placement was “Better” than expected with 43% saying it was “As expected”, with the same proportion saying it made them “More” interested in a career in Planning or Architecture and “Same” interest. 86% said that “Understanding the Placement project” was “Good” with 14% saying “Excellent”. 57% though the “process of the Placement project” was “Excellent”, with 43% saying “Good”. Work Experience Student Isabella said “Thank you very much for giving me the opportunity to do my work placement at WS Planning & Architecture. I thoroughly enjoyed my experience especially whilst designing my pavilion in the final days. I feel that it will help me with my future career plans as it helped me to understand what working life is like and I was able to show my creativity through this. I found the staff very helpful and friendly.” Work Experience Student Bella said “I don’t think there is much that could have made it better, I was given work throughout the week to complete and when I finished one project, I was given another. Welcome to our weekly "Project Post" that highlights some of our favourite projects and the work carried out by our Planning & Architectural teams working collaboratively to help our clients #UnlockingPotential supported by our #PreferredPartners #2 9 Apartments in Kingswood, Surrey Planning permission was granted for the erection of an apartment building comprising 9 x 2 bedroom apartments by the Development Control Committee at Reigate & Banstead Borough Council. Having originally obtained permission for a pair of detached dwellings on the same site the applicant recognised the sustainable location, combined with the size of the site meant that the land could be put to better use for apartments. The split-level Arts & Crafts design was created to address the topography of the site as well as break up the massing that is usually associated with larger apartments in the Borough.
