There was some reoccurring themes, which coincide with the themes in CBRE's Data Centre Investor Survey 2024: - More investors want to gain exposure to the sector and will look to enter Europe in the next 12-24 months - Scale and quantum remains important, with minimum entry ticket sizes of $100m + - Opportunistic development is the most attractive way to enter #EMEA, with a focus on hyperscale Build-to-Suit - Cost of debt and lack of stock (and power) remain the main barriers to entry Well done to everyone from the CBRE Data Center Solutions team for pulling the report together.

When we talk about the flight to quality in the office market, we sometimes ignore the flight from secondary and tertiary. 🏢 This is a great analysis by my colleague Giles Tebbitts showing strong positive demand for UK offices built since the pandemic compared to those completed before 2020. 🏗 The analysis shows that net absorption, a measure of the amount of occupied stock, turns negative for buildings built before 2015. Some interesting data out from Centre for Cities which points to a long term opportunity for #birkenhead to exploit its proximity to Liverpool to grow its town centre economy. The masterplans with which our team is involved will help take us there, and early moves with the likes of #IrvineBuilding and the growing pull of the #leftbank brand will help, too. In short, Liverpool is classed as a 'destination' city; Birkenhead a 'non-destination'. This is because the share of all overnight city visitor spend is greater than that generated by the local population by more than a third in Liverpool. In Birkenhead, it's more than two-thirds in favour of local spend. The upshot: lots of room for growth, which will, in part, come from the planned improvements on which our team is working with Wirral Council, and from developers exploiting Birkenhead's physical connectivity via the underground to provide an overflow resource for hoteliers. The Labour party have announced plans to override local councils in order to build on England's Green Belts. Over the past few years we have seen planning permission refused on a number of developments, with the latest being a £2.5bn proposed campus on brownfield land next to the M25 in Uxbridge. London has seen three consecutive years of falling new data centre developments and has fallen behind Frankfurt as the hottest market in Europe in terms of demand. According to JLL's market report, new supply in London fell by 18% YoY while all other markets saw a sizeable increase. The UK is at a real risk of falling behind the growing demand for cloud computing AI, particularly with the shadow government planning to put "technology at the heart of their missions" and plans to boost productivity by 0.5% by deploying AI technology. #data #AI #datacentre #realestate https://lnkd.in/eX2cw9Ph.

This update from CBRE UK shows that the UK flex office market continues to perform well. As we approach the end of 2024, what could we see in 2025? 📈 As the report shows, the regional UK markets are performing strongly with rates of circa £200 psf in cities such as Manchester, Birmingham and Edinburgh. Whilst the report says that these cities are 'maturing' - for that I read growing: Product continues to improve and as the demand for managed and sustainable workspace grows, it may be some time before prices level off. There is also still a large gap between London prices and the regions. 🏢 Whilst there is still good demand in London, the rate of growth has understanably slowed vs 2023. Furthermore on the back of numerous openings and significant supply growth across London in 2023, the market has become very competitive. However, with fewer new locations opening in 2024, this should bring suppy back in line with demand and upward pricing pressure in 2025 - but only for the best spaces. ❔ M&A / Consolidation? Maybe? The market is very fragmented but is likely to stay this way: Landlords have the balance sheets to set up their own flex operations (and an increasing number are doing this); VC/PE money is tight; Loss making operators or those with thin margins and need to generate economies of scale may enter marriages of convenience or be saved by a larger player, but not at the valuation they may like. 🌍 Research by Allied Market Research predicts that the global flexible workspace sector will grow at a CAGR of 14.6%, reaching $34.5bn by 2032, driven in part by a growth in the demand for sustainable workspace.
