A) One room can be converted into living room- it has 2 sofa beds. (No separate living room/lounge/dining room- only 5 bedrooms+kitchen+2 bathrooms). B) CCTV monitoring around house and between primary and secondary entrance doors. C) Stove/oven usage requires upgrade: daily usage fee GBP 15 + refundable cleaning deposit GBP 100 D) 4 portable air conditioning units available: 1 in utility room/kitchen area + 3 in bedrooms of your choice. Utility room/ kitchen air conditioning unit is free. Bedrooms air conditioning (5000 BTU) is GBP 8 per day, each. Heat exhaust pipe needs to be hanged outside window, water drain pipe pushed into water drainage hole at the back of unit and inserted into drain bottles. E) Mid stay inspection may be carried with prior notice from the host. F) No visitors. No undisclosed guests. No adding guests after booking without host’s consent. Only guest number/guests added to reservation allowed in the property. Each additional undisclosed/unauthorised guest, including guests added after booking is confirmed, will be charged GBP 200 per day, regardless if they stay overnight. Please add correct number of guests at the time of booking to avoid extra charges. G) Late check in, arrival on a later day or late check out (overstay) are subject to availability and GBP 200 charge per each commenced hour of late check in or check out. In order to check in you need to inform the Property of your check in time on the later of at least 24 hours before arrival and at the time of booking. Failure to provide check in time will result in you not being able to check in, incurring a GBP 150 fee and/or having delayed check in. If you miss your provided check in time without the Property’s consent you will be charged GBP 150 for each commenced hour of delay as long as you still arrive within advertised check in hours. You must arrive for check in on the first day of your stay. Arrival outside check in hours may not be possible or subject to fee disclosed in section G). Gallery photos 1, 8, 9, 10, 11, 12, 13 are of the same room that is a bedroom, which can be converted to only one of the following: bedroom, living room or dining room. They show variations of optional room set up, depending on your requirement. Dining table is made by joining together desks from all other rooms and covering with table cloth. Matching white dinnerware set available upon prior request and in case of breakage of one of the dinnerware pieces guests will be charged GBP 100 for replacing whole set. Non matching table set is available without request. Photos 5, 26, 27, 28 are of the same room shown with different bed set up. Photos 7, 20, 21 are of the same room shown with different bed set up. To maintain the garden, during your stay host who will access the garden through separate entrance that is outside the property. You can only access front, tiled part of the garden. You are not allowed to access back, green part of the garden. Please do not touch, break or cut any plants or move any plant pots in the front or back garden.
I) Storage or consumption of alcohol is prohibited without host consent and additional charge may be payable (minimum GBP 100). Gatherings, celebrations, birthdays are prohibited without permission. J) You must not disconnect or alter settings or set up of any electric or electronic devices, security cameras, wi-fi or security devices. K) Deposit deductions for missing/damaged items (each incident): keys or key card GBP 50, TV or Air con remote GBP 100, broken plants or accessing back garden GBP 100. You will be charged for any stain or damage related expense incurred by the Property, including compensation for time and handling of the incident. Charge for smoking indoors is GBP 300. L) Parking per car GBP15 per day (8am-6.30pm) or GBP 8 for half day. Free parking 6:30pm-8am and Sundays. In addition to above section H), in order to receive damage/cleaning deposit(s) back, you must also follow all rules and terms listed above or within the Property’s advert and immediately upon your check in inspect the Property for pre-existing damages and report them to the Property, otherwise you may become liable for them. Property inspection following your check out will be carried out without your presence. This is to allow staff for uninterrupted process without time limitation. International transfers/refunds may result in bank charging processing fees when processing damage deposit refund.
