Built in 1909, this historically designated Craftsman home has benefited from a completely modern transformation, while maintaining the architectural integrity of the original structure. Balboa Design Group set out to give our client the charm of an original Craftsman he always dreamed of, but with all the conveniences of a fully-customized modern home. With the help of our build team, many of the new design elements in the home are made of materials taken from the original structure. All of the "new" interior and exterior doors have been upcycled using Redwood studs and beams from the original house. Cabinets and vanities in both bathrooms were also fabricated from the same Redwood supply..

"It was always our goal to maintain as much of the original Craftsman character as possible," explains Chris Morris, lead designer and owner of Balboa Design Group. After submitting plans and breaking ground on the project, Chris and his team were faced with several permitting challenges. The most significant of which was a potentially historic designation from the city. "...we had a completed design in place, and had actually started demo on the house. Cabinetry and all appliances had been ordered for the kitchen and baths. Then, we were told that we couldn't move or alter any of the existing windows or door openings! We had to get creative with the layout and alter some of our original plans."

Modernization of the exterior elements comes by way of Deep Rooted Designs. Custom sliders disappear into the wall to create an expansive opening between the kitchen and the stunning drought-tolerant oasis outside. Complete with a built-in grilling station, gas firepit, and expansive Mangaris wood deck, the outdoor space feels like a seamless continuation of the modern interior. The epitome of California Living!
