You're building a new commercial space. Which energy management systems should you consider?

Selection of an EMS and its components vary greatly with end customer requirements and their goals. EMS is generally installed to minimize energy usage, reduce operational costs and minimizing the environmental impact. At present, a state of the art EMS systems makes use of IoT based sensors, edge computing and cloud based analysis for reporting and managing energy usage. If the customer needs something basic, you can go with more traditional approach of using normal sensors connected to field controllers which in-turn are connect to supervisory controllers for controlling the HVAC systems. Other systems can be seamlessly integrated for monitoring and control purpose, if required.

The LEV will controlled by the room temperature in the space the IDU is serving. The system is continually variable and uses just the required amount energy required to keep the conditioned space at its temperature set point.

LED Lighting controls remain to be more expensive then they are worth today and the industry on the east coast relies on the incentives from the Utilities to deploy. Pricing will likely come down when these incentives are removed. The actual cost to deploy is very low when connected to LED's. Day lighting controls should, as in some cases, be self commissioning and be standard with any LED Luminaire. Not an option. The light sensor and chip to run it to dim the lights is less than $10.

Occupancy and daylight sensing are the most effective ways to minimize light load. Light levels should be set based on the task at hand, for example workspaces need a higher light level to support fine tasks. When specifying a lighting controls system, ensuring it is interoperable with HVAC control systems will allow for technicians and operators to take advantage of the same schedules (and occupancy sensors, if they exist)

Commercial buildings cover the gamut between strip centers to high-rise buildings. Each has their own control needs dependent upon the mechanicals involved. IMHO the control system should be selected before the MEP based on the SOOs for control and energy savings. What is often overlooked as well is the ability of the building operators/maintenance to interface with the system. The ability of a system to have a web-front end that can be accessed off of a tablet or smart phone is of incalculable value.

Without a good BMS you cannot save energy properly. Furthermore, BMS can begin to fail after a few years because the measuring equipment, especially those that are outdoors, lose their calibration and give erroneous measurements.

As this is a commercial space, it is highly recommended to integrate the lighting control system's occupancy sensors with the HVAC system. By doing so, the HVAC system will be able to switch to comfort mode during unoccupied times within office hours, and can be switched off entirely after office hours. Additionally, implementing a setback time for the HVAC setpoint is advisable, which will automatically reinstate the standard setpoint once the time is completed. This integration will allow for greater energy efficiency and cost savings.

En principio al diseñar una nueva edificación se tiene la oportunidad de tomar en cuenta muchas opciones de diseño en diferentes disciplinas. La orientación del edificio es fundamental para la ubicación de las ventanas o paredes de vidrio, de manera que en verano tengan la menor incidencia del calor solar. Igualmente tomar en cuenta diseños de fachadas que permitan la orientación del calor y/o luz solar como uso de pantallas, etc. En el caso específico de centros comerciales también la movilidad es importante por lo que se podrían diseñar rampas entre pisos o niveles y así reducir el uso de ascensores y escaleras mecánicas reduciendo de manera importante el consumo de energía así como gastos de mantenimiento, etc.
