I would take it a step further & if you decide to focus on commercial real estate, I would strongly recommend that you specialize within that sector. For example don’t try to be a jack of all trades but become an expert in just one or two at most. Also, limit the area or submarkets you cover. My focus is office & industrial, since my home market is a mixture of both, & as I have expanded my practice & although I have done occasional deals beyond, I mostly keep to the submarkets surrounding my home market which happen to be about a 60 minute drive at max. Within those boundaries there are plenty of buildings & tenants to keep me busy for a very long time, & as a result I can talk with authority when consulting with clients & prospects.

Out of the six bullets, there are two that I find most valuable when becoming an entrepreneur in residential real estate: #2 Build Relationships & #3 Stay Educated. The pros of Relationships are that they provide a higher ROI (due to lower CAC), and maintain a higher conversion rate (due to know/like/trust). The pros of Staying Educated are that it allows you to learn in the classroom, as well as through reading, YouTube, social media, and podcasts. The cons are that it takes a lot of work to educate yourself, and it costs money to do so. Stay consistent and never give up!

If you can stay top of mind with this list of 30 people (Having some sort of VALUABLE touch point every 2 weeks with each one.) You'll be leveraging your relationships well.
