What do you do if your urban planning skills aren't effectively addressing affordable housing issues?

When urban planning expertise does not solve the problem of cheap housing, rethinking approaches becomes necessary through in depth studies on affordable housing needs; consulting with professionals and stakeholders within this field; finding new means of urban housing provision; engaging government departments and community organizations; championing for affordable housing policies; evaluating the effects of ongoing blueprints. By taking an active role and inclusive participation, planners can address effectively issues relating to affordable housing thus resulting to sustainable communities.

Housing problem is complex and multifaceted and cannot be solved by urban planning alone . This crisis needs various stake holders to re-centre housing as a priority. Those includes real estate , academics , politicians , socioeconomic , communities etc. Changing the delivery approach to collaborative approach will also level the playing field.

Most important is to understand the housing micro-market for which the policy is being designed and then fine-tune the policy to cater to the supply side gap which it is supposed to address. So unless any new policy does not identify and address the existing supply-demand mismatch of the house micro-market segment, the success will remain doubtful.

One important aspect of the planning process is public input. If a development has the opportunity to go through a zoning board, there is a likely chance it will go to public input. This is where citizens can contribute to the scale, density, and affordability of the project for discussion. Comments can be taken into consideration, such as the need for more accessible parking spaces, or more one bedroom units. Community members play a pivotal role in how a development can look at the end stage of planning. Comments made during public input are often considered in the final review phase before approval.

Community engagement is must to understand their requirements and accordingly plan their living habitats ! They should be ready to move out of the denser area to avoid the impact of cost of real estate on the development of the affordable housing ! "Community engagement" is a nice euphemism for the processes that have gotten us into this mess. Whether it's a stakeholder engagement forum or a community board or zoning board meeting, our existing mechanisms for public involvement favor people with lots of time on their hands and are likeliest to attract people who perceive themselves to have a direct (financial) interest in proceedings. Read between the lines and you get older owners like me. This is a narrow conception of community: those who already live here vs. those who could live here. Planners should be doing whatever they can to get laws passed to reduce artificial scarcity constraints and to legalize housing. Housing is a basic human right.

I would agree with the first one. An evaluation of your skills would be useful in identifying your weaknesses. I may also consider engaging diverse stakeholders, community organizations, to learn, innovate and refine housing provision that’s tailored to local needs and resources.

That's when real learning begins! Being an 'expert' in any industry does not mean that one has all the knowledge. If anything, it demands humble intellectual, ethical, and moral deportment. So, when scientific evidence does not align with one's interests; it means calls for deep listening, deep reflection on the subject matter, and honest learning. Afterall, we're all students of life, irrespective of our professional qualifications, and other related accolades.

Affordable housing design, financing, production, marketing, and delivery are indistinguishable skills that urban planners may not possess, unles they have the specific specialization. Even then, an urban planner will have to engage with arquitects, sociologists, antrophologists, financial specialists, real estate experts, and even community organizers to deliver successful housing programs and projects. Luckilly, the necessary skill sets exist in the market. The contribution of the uraban planner ios the correct blend and timing in bringing together these skill sets in a collaborative manner.

I'm an urban designer and architect-as well as sometimes developer-an endeavour inspired by the goal being better at the first two endeavours. Innovative solutions are what happen between the silos that serve as our focus. It's the pivot from one to the other that allows a change of perspective, revealing new opportunities. Our #ENVI Micro Urban Village was a planner+architect+developer+marketer collaboration. The outcome we created in Southport-including the smallest purposely made freehold lot I'm aware of in Australia at 38m2-had a goal to offer market affordable housing to first home owners. In 2015, the FHO grant was $25k, so we knew that a price between $250k and $500k would unlock that opportunity. We aimed for 4 FHOs and achieved 7!

I think there are multiple factors which can help through innovation. These include as under 1. Z development mixed with cost effective construction methods 2. Mixed use development with different levels of construction and infrastructure quality 3. Walkable communities with better transit systems to connect areas outside centers with city efficiently. 4. Creating community based zoning which is ensured through integration of area based residential zones. 5. Building through recycling can be other option These all are only possible with long term and consistent efforts.

There are many examples of affordable and innovative technologies out there that must be embraced for quick, efficient, comfortable, pleasing and sustainable building solutions, such as 3D printing architecture, modular homes, green building from earth and brick, and grass roots building from straw, etc. This is what must be focussed on. Better for the earth, better for people, attainable and lasting. We must take examples from projects around the world that are the most effective and replicate them with creativity and sustainability in mind. Governments must be supportive and on board.

Building Technology , closely spaced housing as in the olden days can be good solution as there is huge investment involved in area development and its infrastructure apart from the land ! There is an ultimate need to think on better environmental planning where in natural land topography is not disturbed and there is lesser requirement of artificial drainage ! The vehicular access should be limited to area outside the housing clusters and the housing should be planned in a grid of say 1.5km by 1.0 km parcel or even more and only pedestrian movements inside .

There are many innovative solutions out there for creating affordable housing, as well as for other urban issues. Why not make it a habit? Every time you visit a new city, try to explore a successful project and meet the people who worked on it. We can always learn from others.

Broaden your perspective and explore other movements and practices even when not directly related to housing policies and projects. Draw inspiration and comparison lines from concepts, approaches, and ideas from the broader areas of urban studies, social sciences, and economics. Especially when it comes to drafting policies and building community capacity, a lot can be learned from concepts and ideas around urban commons, post-growth planning as well as community-based initiatives such as community gardens.

While more skills are better than less, the idea that “if only I had more skill” is probably not the problem, or at least lack of a planning skill. There are several strategies in my opinion: 1st, understanding past housing trends, demographic shifts, and economic factors to provide valuable insights into the root causes of affordability challenges. 2nd, conducting economic impact studies to quantify the effects of housing policies on affordability, job creation, tax revenue, etc. 3rd, reviewing land use regulations for inclusive and affordable housing (density restrictions, mixed-use zoning, etc). 4th, collaborating with developers, nonprofit org., and financial institutions to leverage resources and expertise to address affordable housing. 5th, monitoring and evaluating the project.

I would say yes to 4 and 6, no to everything else. In order to be able to plan and produce affordable housing, you need to have really strong experience on the field, and preferably strong network. For sure staying in contact with your clients preferences is needed, for example to understand if sauna and balcony can be excluded. It is of the utmost importance to have extensive and comprehensive experience in the field in order to be able to assess which projects should be undertaken, and in addition, one must have the skills to guide planning and implementation in a cost-effective way until the end.
