What are the most effective strategies for completing landscape construction projects on time?

Additionally, zones should be established (if reasonable) for various types of plants based on maintenance, care, fertilization, and irrigation. These will set the requirements for the type of plants and greatly assist with long term care, maintenance, and replacement. Make sure the soil conditions are noted or are required by the installing Landscape Contractor to collect soil samples and amend the soil as necessary - if done up front, the cost can be quantified and not subject to change order pricing.

On larger projects, I have found it helpful to create a schedule using the Critical Path Method (CPM). Look ahead at your projects to determine when equipment and specialist labor will be required, and for how long. Larger companies often utilize specific teams for each phase, ie demo, grading, & hardscape; irrigation; softscape. This allows each team to move on to the next project. Order materials well in advance.

In addition to the above, I think it's important to develop a detailed project plan. A comprehensive plan that most times captures tasks, timelines and the various dependencies.

Make sure that the E&S plans are in place 5. The Submittal and permitting for the use of some landscaping items can derail the project plan. so the best practice is to add those submittals in your schedule such that it has some float before the work related to that submittal actually begins. 6. incorporate the underground utility work duration and sequence as per subcontractor. 7. Create a detailed plan/schedule that includes all trades and share it with all the trades and review. 8. Monitor & Track weekly.

In summary, I have two words small incremental milestones and stop using the waterfall PM method. Using agile methods instead reduces ambiguous requirements and project challenges. Include your contractors as stakeholders in the daily communication on what progress has been made, how much quantity has been used through the day compared to how much quantity and work remains to be completed, and any issues that are arising or anticipated. The contractors on my projects have collectively seen more projects that I have designed and managed and that experience is invaluable as a stakeholder that can predict issues and brainstorm solutions.

Maintenance of the completed project. Who will be in charged of maintenance, for how long and clear definition of maintenance scope.
