Here's how you can delegate tasks in commercial real estate without micromanaging.

One thing I have found helpful in delegating tasks in commercial real estate without micromanaging is setting clear objectives and goals. I define success criteria and targets so my team knows exactly what is expected. I also prioritize open communication, creating an environment where my team feels comfortable sharing updates and discussing challenges. This builds trust and helps us address issues promptly. I ensure my team has the necessary resources and support, providing them with tools and training, while avoiding hovering so they can work independently. Lastly, I recognize and reward their achievements, reinforcing their value and showing I trust their expertise and judgment.

Fundamentally people adapt to a variety of expectations as a survival response. In most cases delegation is the byproduct of obligation or invitation. It seems that most successful leaders tap into their teams natural talents, With this in mind one of the most important principles to follow when delegating is to know your people, not just their skill sets. The goal is to put the right person in the right role, thereby setting them up for naturally occurring success. An effective tool accomplish this outcome is to implement a series of personality tests. It’s important to not just take tests, but to spend time developing a culture of insight and mutual understanding around the results, leveraging them into empowering opportunities.

Micromanaging demonstrates lack confidence. The team you have built should be considered a recourse based on the credentials which they were hired. You should already have in mind or a note of what could be delegated to your team members (TM) based on their strengths. Encouraging communication and collaboration without controlling the narrative, another form of micromanaging. You cannot dismiss, criticize or diminish worth through communication. In this industry, each pipeline is moving at different pace. By communication, task can be delegated improving the load of a TM working as a team, meeting the goals and expectations. TMs do not share that they are overwhelmed when being micromanaged. They are instead fearful.

Whenever I need my team to create a new analytic or a new deliverable, I provide an example of what I am looking for. That example may be a sample table or a memo with key questions that need to be addressed. Without setting clear goals, it's difficult for a team member to execute on a project because your team will not know what you are looking for. As a result, they may approach the problem from a completely different perspective that may not align with the ultimate request.

I always belive that team reflects the leadership. Therefore setting up clear vision, expectations and shadow them along to even cheer the small achievement ensures we reach target step by step. You direct, mentor, follow and care them to achieve what you desired to do

The way I set clear goals is by leveraging the SMART goals method. SMART goals are specific, measurable, achievable, relevant, and time-bound.

You would think that with e-mail, text, cell phones, video conferencing, etc that COMMUNICATION should not be an issue in today's marketplace. Despite the tools, I have seen MIS- COMMUNICATION time after time. One of the problems all of us have is our inner dialog. We know what we are thinking and understand the very crux of the idea we want to communicate to our team. Occasionally, we fail to communicate the thoughts in our inner dialog in a way it can be totally understood by those receiving our words. A conscious organized effort must be made to see our communications are such that our ideas, goals, plans are communicated in such a way that there is clear understanding by the hearer of our true intent.
