How can you use modular construction to save time and money?

Many people associate modules in construction as containers, SIPs panels or complete pre-fab houses. However, this is not always the case. We were contacted by a charity organisation which needed quick, cheap and shipping friendly accommodation for a war zone. We came up with some rather basic ideas which in essence was similar to IKEA flat pack system. They were a huge success and a team of 5 people could erect 3 buildings per day.

Less management is required for a shorter time and furthermore, plant hire, site setup requirements and health and safety requirements are required for less time on site compared to traditional methodologies of construction thus saving extra money.

En mi opinión, la construcción modular te permite "jugar" con las piezas como si fueran "Legos", lo que te permite generar infinitas formas. Las piezas modulares son fácilmente adaptables a cualquier espacio y/o cliente. Some of the challenges I have had in projects using prefabricated fully fitted pods have been: delivering and protecting prefabricated elements during early stages of construction - these large size pods need to be craned in place and they need to be fully protected so that their finished elements are not damaged during construction work; making sure that accuracy is maintained during contruction as pre - fabricated elements have little flexibility once in place; finding solutions where reality in place didnt match the perfect sizing achieved in a manufacturing environment. The integration of other industries with a high level of automation and standardization (e.g aeronautical industry, car industry) in a modular home industry could highly benefit quality controls and speed of production from its production knowledge and long experience.

Although the majority of construction continues under traditional systems, the use of modules, in addition to generating savings in execution times, allows the use of methodologies such as Lean Construction, LPS, BIM, etc. having a wide area of opportunity as they are systems and methodologies that optimize construction processes from planning to closure. Proliferating these topics and carrying out projects under these principles can result in great resource savings.
