Everyone is talking about AI as an “inflection point.” What does that even mean? Why should real estate care? Kevin Grathwohl and I spent the past nine months speaking to everyone and their mother in the real estate biz about this question. Here's what we found: 🛠️ There has always been a disconnect between proptech and real estate. Within this industry, we think AI is an inflection point for vertical SaaS tools in the industry to finally be more useful and disruptive. To date, none of the most well-funded outcomes in proptech have been SaaS businesses. 📊 The most easily adopted solutions are ones that directly impact asset performance. While tech likes to think about data, analytics, efficiency, and time savings, real estate thinks about NOI, yields, and IRR—and tech needs to speak their language. AI-powered platforms are doing a better job of this than their previous SaaS counterparts. 👀 From a venture standpoint, we are particularly interested in platforms that can demonstrably shift NOI by incorporating nontraditional real estate variables. Big data has been around for a long time, but real estate investors are poorly equipped to collect and analyze it. ❗ Tools to automate and streamline the underwriting and asset management process are slowly getting a lot better, and real estate investors should start taking notice. Large, complex firms that do simple deals will benefit the earliest, but the tech arbitrage opportunity is available to any investor willing to put in the effort. 😩 There is a very real "zone of commoditization" within AI that founders and venture investors should be wary of. Big Tech will eat your lunch and your business model if you don't have a defensible moat.
