    First and foremost, my priority is always my sellers' best interests. Let me share a recent success story that highlights this: I worked with a seller facing foreclosure, who had previously dealt with multiple brokers. While working with these other companies, the seller received offers close to what they owed on the property, leaving them empty-handed despite the over-promises made by those brokerages.. When the seller reached out to us to sell their property, we not only saved them from losing their campground by managing negotiations with attorneys and judges, but we also secured a deal that netted the seller over $2 million more than any previous offers from other companies and brokerages the seller had worked with! We also kept the buyer committed—despite the risk of the buyer backing out—we ensured the seller wouldn’t face auction, which would have left them with nothing. In the end, the seller went from almost losing everything to walking away not just debt-free, but with enough cash to pay off his house, his mother’s house, and still have $2 million in hand. I believe this story speaks volumes. It highlights that our team and company provide something unique and special that no one else in the industry can offer.     The 224 RV park in Pennsylvania we just put for sale has been assigned over to a buyer as of last week on Monday 7/1/2024   the park only took a week and a half to assign over to a buyer. Another park assigned to a buyer recently is 97 site RV park in Ohio full asking price just two weeks into being for sale.     Reasons why I always vett new buyers before I ever send the park address, name, and offering memorandum . A lot of wholesalers, daisy chainers, unqualified buyers in this industry which is why it is so important to thoroughly vett buyers. Reputation is everything in this industry one small mistake you’re out. The last thing I want is somehow the property I am selling to get into the hands of the wrong person. Three bad things can happen when the offering memorandum gets in the hands of the wrong person.  1. Some wholesaler or realtor sends the property I am selling to their clients and claims to have my contract when they don’t ruining Bairdholdings reputation as being a “daisy chainer” (we are always direct with seller and always have the property under our contract) 2. Our sellers trust us to sell their property and trust us with very confidential information which is why we want to make sure it is in the hands of only the right people.   3. I don’t want my seller/seller employees getting bothered with random phone calls from random wholesalers, tire-kickers, etc. I think it’s super important for a buyer and seller to get to know each other and I encourage that. All my buyers know that if they want to speak with my seller or want to schedule a site visit must schedule that through me to make this selling process as smooth as possible for our seller I’ve had some buyers get offended that they had to be vetted to get on our buyers list. The way I see it is that right now Baird Holdings LLC & SouthwestDymon LLC has thousands vetted buyers in our network. We pride ourselves on having one of the strongest buyers list in the country if a buyer can’t take the time be vetted what makes me think they are serious enough to close on one of the properties we are selling? Our process can be strenuous at times but I promise there is always a reason for our processes.

    Closing a property is a marathon not a sprint. It is a very long process to get the property to the finish line. Greg and I typically have a very quick turn around of assigning a property over to a buyer. However even with a quick turn around it typically takes anywhere from 3-6 months after assigning the property over to a buyer for the property to close. once you’ve assigned the property over to a buyer you have 90 + days full of: more due diligence, inspections, transferring title to the new buyer (which takes months), dealing with the banks pushing the closing date further out the list goes on. We try to prepare our sellers that even though our initial time period of assigning the property over to a buyer is quick does not mean it is going to be a quick sale it’s still going to take months of hard work on our end to get to the finish line of closing the property.
