📊 Here’s a quick snapshot of what’s been happening in Metro #Atlanta real estate: • Sales and inventory are up. Home sales rose 5% in October, and inventory increased by 3%. Homes are sitting on the market longer now—57 days on average, compared to 32 this time last year. (AJC) For buyers and investors, this means more options and opportunities to negotiate. • Prices are holding steady, but budgets are tight. The median home price is $375,000—4.3% higher than last year. But with mortgage rates still above 7%, affordability remains a big challenge for many buyers. (Redfin) • Gen Z and Millennials are leading the way. One of my favorite trends? Younger investors in Atlanta are diving into fix-and-flips and rental properties. It’s exciting to see this generation shift their focus to real estate and creative ways to build long-term value. 🏘️ What’s exciting about this? I’ve been blown away by how many Gen Z and recent grads are managing their own renovation projects with confidence. Another day, another site visit for our pre-list #renovation. Rocky & Pebble, Bedrock's AI project managers, keep things running smoothly, but I still like to pop in every few days to see the action. Here are a few interesting things I've picked up: - Treating subcontractors fairly (no lowballing, no lead booking fees, no squeezing every penny) makes them nicer, more punctual, and committed to quality. - Mom-and-pop #subcontractors with the owner on-site are the best. - Dynamic scheduling is tricky, especially with custom parts delays, but building in some extra days helps. - Seeing our app in action on-site is super helpful. The #multilingual feature is a hit, especially for Spanish speakers. Thinking of adding text-to-speech for easier use. - Being on-site helps me understand materials, pricing, and team dynamics better. Plus, it’s great to connect with the crew and see happy workers in action. Learning a lot from these visits and constantly finding ways to improve our workflows.
