Investor appetite for small-bay space in the Pacific Northwest continues to remain elevated, as demonstrated by BKM’s recent acquisition of SeaTac Industrial Park in one of Washington's most sought-after industrial submarkets. With developers driving an increased focus on the construction of larger industrial facilities, small-bay warehouses have consequently faced tightening supply, making them favorable investments in markets with robust tenant demand. According to CoStar, availability rates for light industrial properties under 50,000 SF are about half that of those in the broader Seattle region, which currently stands near 10.5%. BKM is currently one of the most active buyers of light industrial product in the Western United States, having transacted on over $4.5 billion across more than 120 light industrial properties since the firm's inception in 2013. Its proven track record and active market presence continue to drive successful investments in key industrial hubs across the Western hemisphere, a momentum expected to carry through 2025 and beyond.
