BUILD NOW: Waterloo Region is an ambitious housing project that will provide 10,000 units of missing middle housing across the region. With home ownership becoming increasingly out of reach for Canadians, this project will provide an opportunity for middle-income earners to enter the housing market, build equity and enjoy a better quality of life. Drawing on a wide continuum of institutional knowledge from trusted stakeholders across the region, BUILD NOW: Waterloo Region is a practical housing solution that will result in significant and lasting change in our communities. The City of Waterloo has identified Habitat/BUILD NOW as the preferred candidate for the development at 2025 University Ave E! In August, the City invited non-profit organizations to submit development proposals for the city-owned lands at 2025 University Ave E. The goal was to find a partner that could create affordable and attainable housing quickly, while meeting our objectives of supporting long-term housing affordability, creating of vibrant, inclusive, complete communities and transitioning to a low carbon future. The Habitat/BUILD NOW proposal exceeded the City’s minimum requirements on several fronts. It proposes 1,010 affordable and attainable housing units in an “urban village”, comprising of residential and mixed-use buildings, a central road and bike/pedestrian trail, and smaller local roads and pathways connecting residential areas to ground floor commercial/amenity uses, plazas, parks and community gardens. “This innovative, thriving community will be a game-changer, providing long-term affordable and attainable housing opportunities for families, individuals, seniors and youth of all socio-economic backgrounds. The Habitat/BUILD NOW group is bringing several exciting community partners to the table. Today is the day! Today is the day it happened! 9 months after our launch in July of 2023, today transformation begins. This morning BUILD NOW: Waterloo Region was able to announce our first piece of land. Generously donated by City of Kitchener, planning is now underway to launch our inaugural project on our journey to build 10,000 homes here in Waterloo Region. I am so excited to get started and even more convinced than ever of the need for bold and audacious projects like this one. Major changes takes more than just vision, but committed partners and organizations willing to take bold steps. So thank you to everyone who has been part of making BUILD NOW happened, and a special thank you to Mayor Berry Vrbanovic and all members of Kitchener City Council and staff for making this massive investment in transformational change. Everyone loves a little math right? Right...... Here's what's happened in housing. Lets say its 2014 and you got a good job paying you $85,000.00 a year. Well, your mortgage payments would have been around $1,769.02 a month if you bought the average house at $336,302. You can afford that. You can make those payments Fast-forward 5 years and the average house is $527,718.00 and your payment would have been about $2,497.40. That's tight on $85,000.00. It's more than 30% of your income, but if your really careful and disciplined you might be able to make that work. What about today? Well the average house is $806,279.00 and all you need to pay is a totally reasonable $4,689.36 a month....... All of the sudden your good job paying $85,000.00 isn't so good. There is no financial discipline that gets you into the $800,000 house. There is no budgetary wizardry that makes that house affordable. A good job should be enough to afford housing, but it just isn't anymore. The math doesn't math
