🙌 We were proud to be a Gold Sponsor at IMN's 5th Annual Non-QM Forum last week in Dana Point. It was a great opportunity to connect with and learn from many leaders in the Non-QM space. From speaking on panels to networking to exhibiting, our team was actively involved throughout the conference. For those unable to make it, here are some things we heard at this premiere Non-QM event: ◾ Non-QM is on the upswing: As the number of borrowers need access to Non-QM programs, the market is experiencing significant growth in the face of a declining overall market. Many Non-QM lenders are hitting or exceeding budgeted volume. While the short-term future will be bumpy, this trend is expected to continue albeit slow and steady. In addition, these loans are performing well, even better than FHA and VA loans. ◾ Insurance companies want to invest in Non-QM: Only five of the more than three hundred insurance companies are currently investing in Non-QM. But there appears to be unlimited demand from the insurance companies to the point that there is not enough volume to satisfy demand. It was noted that Non-QM loans are attractive to insurance companies due to their favorable returns and eligibility for financing through the Federal Home Loan Banks. ◾ Unlocking equity: With more than $30 billion in untapped equity, homeowners are increasingly turning to Non-QM lenders for second mortgages. With rates expected to stay where they are, this opportunity is expected to continue to rise. ◾ Education: The importance of education – both educating loan originators as well as potential borrowers was heard throughout the event. Even though we heard Non-QM is now “mainstream”, there are still many in both groups that do not understand these programs. ◾ Affordability: A topic heard on several panels, this is an issue many in the lending community and grappling with.
