Greater Cincinnati is proving that old office spaces still have plenty of life left in them. The region ranks second in the country for office-to-residential conversions, with over 9% of its office inventory getting a fresh new purpose. That’s more than five times the national average! This commitment to adaptive reuse is more than just a trend—it’s shaping a future where vibrant, in-demand living spaces thrive in the heart of the city. And the best part? Developers believe downtown could easily support thousands more residential units in the next decade. What do you think—could downtown Cincinnati become the next big urban hotspot? #UrbanDevelopment #Cincinnati #RealEstateTrends

The approval of the $50M Findlay Recreation Center by Cincinnati's Historic Conservation Board marks a significant step forward for community development. While there were differing opinions on the design, the focus is on providing essential spaces for wellness and recreation, from fitness centers to childcare. Despite some concerns over its modern aesthetic, the project blends functionality with respect for the surrounding historic area. Construction is set to begin in 2025, bringing new energy and opportunities to Over-the-Rhine. #CommunityDevelopment #UrbanPlanning #Recreation #CincinnatiGrowth

An intriguing shift is happening in office leasing. After a long period of uncertainty, companies are gaining confidence in making real estate decisions, leading to a notable increase in leasing activity across several markets nationally. Industries like law, finance, and tech are returning, securing longer-term leases rather than short-term extensions. This is fueling competition for high-quality office spaces. Limited new construction is balancing the market, enabling a more natural absorption of existing office spaces. It’s exciting to see signs of a more stable market on the horizon. #OfficeLeasing #CommercialRealEstate #CRE #OfficeSpace

Commercial real estate is shifting, offering a range of new investment opportunities as interest rates continue to decline. With many banks pulling back from lending, this creates an opening for private credit providers to step in and address the capital shortfall. While a rapid recovery isn’t expected, the signs of a rebound are encouraging. A decrease in borrowing costs is likely to improve net operating income and free cash flow, contributing to a gradual improvement in the market. It's clear that as we move through these changes, adaptability and strategic positioning will be essential for success. https://lnkd.in/gG8cabQ4 #CommercialRealEstate #PrivateCredit #InvestmentOpportunities #MarketTrends

👋Welcome to the 𝐂𝐁𝐑𝐄 𝐖𝐞𝐞𝐤𝐥𝐲 𝐖𝐢𝐧𝐧𝐞𝐫. Each week, your Cincinnati CBRE Office Team highlights an office space in our Listing Portfolio as the Weekly Winner. This week’s Weekly Winner is the former St Louis Church located at 29 E 8th Street, Cincinnati, OH. The first Mass at the St. Louis Church was celebrated on Sunday, March 2nd, 1930. Ninety years and 10 months later, the final Mass was held. The structure was completed in 1928 and is an example of Cincinnati’s modern adaptation of the Italian Romanesque style. The structure is a limestone-clad, steel-framed construction with facades flanking Eighth and Walnut Street. Sitting atop the northeast corner is a castle-like clock tower with prominent ornamentation. The corner-setting site provides a prominent presence in the heart of Cincinnati’s downtown, conveniently placed between the Fountain Square and Over-The-Rhine. Cincinnati’s streetcar runs south along the property on Walnut Street connecting the site to the northern and southernmost neighborhoods of the downtown. On August 26, 1985, the Historic Conservation Board voted in favor of its’ historical designation which protect the property to specific conversation guidelines. Five stories and approximately 35,000 SF, 29 E 8th Street represents one of the best redevelopment opportunities in the region.
