Initially proposed in 2022 and designed by Deforma Studio, this sleek eight-story building at 153 N.W. 25th Street will bring a modern approach to office and retail spaces. The Doris will feature 27,000 square feet of office space and 1,800 square feet of retail, offering 14 uniquely designed suites. Each suite is configured under 2,000 square feet and equipped with private offices, kitchenettes, bathrooms, and terraces—meeting the demands of Wynwood’s evolving business community. This development comes amid a competitive commercial real estate market in Wynwood, where a 16.4% vacancy rate and average asking rents of $78.24 per square foot highlight the growing need for adaptable office spaces. While other large-scale projects in Miami have captured headlines, The Doris stands out for its intentional design and boutique-style spaces tailored for small businesses and creatives.
