About us

USQ is a 20-acre, 3.8 million square foot mixed-use, transit-oriented development located in Somerville’s historic Union Square, centered around the MBTA’s new Union Square Station. The project plan includes over 2.3 million square feet of new lab and office space, a hotel, 1,000 new homes, retail stores, and green spaces. USQ aims to enhance the Boston innovation ecosystem by cultivating the next major hub for life sciences and innovation companies. The completed first phase of USQ features 10 Prospect, a 196,000 square foot Class-A life sciences building; Prospect Union Square (20-50 Prospect Street), a 25-story residential community with 450 apartment units; and Union Square Station Plaza, an 18,000 square foot public space—the newest and largest in Union Square. The development is a key component of Somerville’s "SomerVision" plan, contributing to sustainable growth, job creation, housing, mobility and open space. The development is led by a highly experienced real estate venture US2 that includes affiliates of Magellan Development, RAS Development, Cypress Equity Investments, and Affinius Capital. Together, these partners bring decades of expertise across various real estate sectors, including numerous award-winning mixed-use developments.
