One of the great heroes of urbanism of the last 100 years was the indomitable Dana Crawford. She passed last month at 94. Dana was a force. She saved Larimer Square, which, it's worth remembering, was at the heart of Denver's skid row in 1963. The best thinking of the time was to just tear it all down. Dana literally staged sit-ins in the buildings while excavators waited outside. She was and will probably always be Denver's preeminent preservationist. Yet, Dana was no NIMBY. She pushed across Denver, both as a developer in her own right and as an inspiration and nag for the rest of the city's development community. Dana was delightfully sassy, often teasing, pretty precisely, one of your authors. She was also determined to do right by the city she loved. Perhaps more than any of our city's leaders in the last century, she understood what made a city important. Our fearless leader, Chris Frampton, has never forgotten what she said to him two years after he moved to Denver, mentoring him over a cup of coffee at the old Common Grounds: "Chris, when another person moves to the suburbs, things get a little worse. One more car on the street, one less spot in the parking lot, one more kid in the class. When a person moves to downtown, things get better. One more filled seat in the theater. One more reason to open a bar. One more person in the nightclub. One more customer for this coffee shop. Cities aren't suburbs, and they shouldn't be, because cities get better."

There's a trick to creating terrific places: start somewhere amazing. The incredible places where East West works are not an accident. They are the result of decades of effort from those communities and their leadership. Residents care about historic preservation in Charleston. They worry about views and employees in Avon. They care deeply about affordable housing and open space in Cherry Creek. This care makes places great; it also creates unique entitlement environments. Okay, maybe "unique" means "difficult." Rezoning Cherry Creek West took over three years. Entitling The West End in Edwards took 882 days. We learned a lot along the way and wanted to share a few things with you: * Patience: It just takes a while. However, there's a moat created by these processes and the best land is worth it. * Flexibility: The approval process at Courier Square in Charleston was relatively quick, primarily because of our public charrette process. By adjusting our plans, pretty dramatically, to respond to community input, we ended up with a better project and great support. * Be In The Community: East West team members are deeply integrated into their communities. We sit on community boards, volunteer in the community, and advocate for great policy. That trust served us incredibly well when negotiating our community benefits agreement at Cherry Creek West. We knew everyone. * Actively Engaged: At The West End in Edwards, we reported to over referral agencies. Each of those has employees that care deeply about their responsibilities and work on real mandates from the government. Making them a part of our design team, considering their needs as best we can allowed for amendments and allowances that were needed to make the project feasible. They understood us because we understood them. Entitlements are hard; they are worth it. #createterrificplaces
