Our members had an amazing opportunity to learn from industry leaders Jewelle F. Kennedy and Leslie Smallwood-Lewis, as well as Ensemble / Mosaic team members. It was a pleasure to host a cohort of University of Delaware students today at the Navy Yard with Ensemble / Mosaic providing an overview of the master plan, a summary of how various projects are being financed, and a tour of various assets at various stages of development (where else can you tour a life science, hospitality, and a myltifamily asset all at the same time??). Big thank you to Jewelle F. Kennedy, Leslie Smallwood-Lewis and others on the team for sharing your time and expertise, to Howland Redding and Sean O'Neill, AICP for coordinating on the University side, and Jennifer Long for executing on behalf of ULI Philadelphia! This is exactly what we mean when we talk about preparing the next generation of real estate leaders.

Yesterday, PIDC welcomed staff from City of Philadelphia's Office of Transportation, Infrastructure, and Sustainability and Philadelphia Department of Commerce to the Navy Yard for an informative presentation from our development partner Ensemble / Mosaic and life-science company Adaptimmune followed by a tour of our campus. Ensemble/Mosaic's 'big bet' on Navy Yard transformation enters critical stage Developers leading the transformation of the Navy Yard Philadelphia envision the next two years as a major turning point for the $6 billion project. Brian Cohen, managing director for Ensemble Investments, LLC, described “big years” ahead with 614 apartments under construction and expected to be completed by the middle of 2025, along with 40,000 square feet of retail space. “That is really the project that is proof of concept for what our vision [for the Navy Yard] is,” Cohen said at the Business Journal’s recent State of the Mega Project event. “We’ve taken a big bet. We think that multifamily is going to be extremely successful. We think that’s going to then attract both employers and additional residents.” Ensemble, in a joint venture with Mosaic Development Partners JV, is now in the middle of the $600 million first phase of the Navy Yard redevelopment, which includes the apartments, a hotel and a recently completed 137,000-square-foot lab building. Knowing that the fall term has begun, I started to reminisce about how incredible this summer has been. 🌟 This summer, I had the incredible opportunity to serve as a NAIOP Summer Camp counselor at Drexel University, working with 28 underrepresented high school students who are passionate about commercial real estate (CRE). NAIOP Greater Philadelphia Chapter is a leading organization in CRE, that represents professionals and top companies across the industry. Throughout the camp, we guided the students through numerous site visits with Wexford Science & Technology, LLC, Brandywine Realty Trust, URBN (Urban Outfitters, Anthropologie Group, Free People & Nuuly), Lincoln Financial Field, and Ensemble / Mosaic. Alongside these opportunities, we had speakers such as Melonie Butler, Phil Butler Sr., and Tricia Robak lead hands-on workshops that helped prepare scholars with specific skill sets that are used within the CRE industry. To conclude this program, the scholars participated in a case competition in partnership with Ensemble / Mosaic. The scholars developed innovative ideas for the tenants in Building 83, aimed at enriching the vibrant community within the Navy Yard Philadelphia. During this 10-day packed program, I was able to learn more about CRE myself and network with professionals. It was inspiring to see these future leaders engage with CRE concepts and build solutions that could impact the industry's future. I'm grateful for the opportunity to help foster the next generation of talent in such a meaningful way alongside NAIOP Greater Philadelphia Chapter and Drexel University's LeBow College of Business. Last night I had the pleasure of a behind-the-scenes tour at the Philadelphia Navy Yard. WOW! Loved learning the history of the site as well as the vision of developer Ensemble / Mosaic for this new mixed-use neighborhood. A walking tour was guided by architects from DIGSAU and precast concrete fabricator High Concrete Group. 1201 Normandy is the most recent edition to a growing collection of modern, LEED-Gold buildings to feature precast concrete. I was personally delighted to see the exterior designed with native plantings, which will require less maintenance and turnover than traditional landscaping. Topped it off with a view of this immense ship as sunset. Looking forward to watching the continued transformation of this site. #philadelphianavyyard #commercialrealestate
