The chief suspect? Skyrocketing resident standards. "One of the big things that we train our on-site teams is that every dollar they raise NOI equals $200 million in property value. So if I can be $50 higher in rent on my apartments versus my comps, that equates to $1.2 million in value for 100 unit community," Jennifer testified. The bottom line. Your maintenance team leader’s title should be service manager (not maintenance supervisor). They should be on equal standing with the property manager in running the community and not just be looked at as the property’s workhorse. This will improve their mindset and create a better working relationship between them and the property manager. They need to be paid (more) for what they know. They need to feel valued because, for many of them, they can just take an HVAC job for more money elsewhere. This, according to an all-star panel at the HappyCo Summit.
