This strategically located site lies directly to the north of Nissan and east of the A1290 upon the International Adavanced Manufacturing Park -IAMP. Just landed ....proposed reforms to the NPPF and other changes to the planning sysytem. The headlines are summarised below - let the dissection begin; a. make the standard method for assessing housing needs mandatory, requiring local authorities to plan for the resulting housing need figure, planning for a lower figure only when they can demonstrate hard constraints and that they have exhausted all other options; b. reverse other changes to the NPPF made in December 2023 which were detrimental to housing supply; c. implement a new standard method and calculation to ensure local plans are ambitious enough to support the Government’s manifesto commitment of 1.5 million new homes in this Parliament; d. broaden the existing definition of brownfield land, set a strengthened expectation that applications on brownfield land will be approved and that plans should promote an uplift in density in urban areas; e. identify grey belt land within the Green Belt, to be brought forward into the planning system through both plan and decision-making to meet development needs; f. improve the operation of ‘the presumption’ in favour of sustainable development, to ensure it acts an effective failsafe to support housing supply, by clarifying the circumstances in which it applies; and, introducing new safeguards, to make clear that its application cannot justify poor quality development; g. deliver affordable, well-designed homes, with new “golden rules” for land released in the Green Belt to ensure it delivers in the public interest; h. make wider changes to ensure that local planning authorities are able to prioritise the types of affordable homes their communities need on all housing development and that the planning system supports a more diverse housebuilding sector; i. support economic growth in key sectors, aligned with the Government’s industrial strategy and future local growth plans, including laboratories, gigafactories, datacentres, digital economies and freight and logistics – given their importance to our economic future; j. deliver community needs to support society and the creation of healthy places; and k. support clean energy and the environment, including through support for onshore wind and renewables.

ART ATTACK: Great to get this project over the line as we continue to secure more and more national work. We have won North East planning approval for an eye-catching contemporary art installation for English Heritage. This will see temporary artwork by British artist Keith Harrison installed at Witley Court & Gardens, near Worcester. This has been given the green light following a planning resubmission that will see the installation of artwork that aims to highlight the lives of working-class miners who worked in the pits owned by Witley Court’s 19th-century owner, the Earl of Dudley. The project is seen as a welcome boon for the local economy, with businesses set to benefit from an initiative that’s expected to generate extra revenue through the supply of materials and skills for the creation of the artwork and additional spend locally by attracting visitors to the region. Director Joe Ridgeon, who oversaw the application, said: “It’s great to get planning approval. This is a fabulous opportunity to further add to what is already a world-class visitor destination with a truly unique art installation and unprecedented visitor experience, which will be enjoyed by thousands of people.” The artwork is expected to be open to the public in Spring 2025.

WIND FARM UPLIFT: The decision by the new Labour government to lift the ban on the development of onshore wind farms will be good for both operators and businesses wanting to generate their own renewable energy, says Hedley Planning. The new government is set to lift the de-facto ban on onshore wind in England as part of an overhaul of the planning system, outlined by Chancellor Rachel Reeves last week. It comes after no large-scale onshore wind farms have been built in England in almost 10 years since a Conservative-led administration changed planning rules to make it all but impossible to secure consent. Now, Joe Ridgeon of Hedley Planning believes the move unlocks the potential for businesses on industrial estates and rural areas to generate their own renewable energy. Alongside the environmental, cost and technological benefits, businesses stand to cut their energy bills while tapping into renewable energy sources and reducing the drain on fossil fuels. It also reflects businesses that are sustainable and marks them out as ‘green’ operators, making them more attractive to their customers. He wants developers to seek professional help over their plans as the Act requires developers to have regard to the advice of the local planning authority in complying with the duty to consult. He said developers are legally obliged to have regard to this practice guidance and if they deviate from it they should explain why they are doing so as part of their publicity statement which will accompany an application. “We continue to face an energy crisis in the UK, so Labour’s move is good news, creating opportunities to bring forward more onshore wind farms is welcome and a huge step forward,” said Joe Ridgeon. “It can be an efficient way to generate clean energy for properties and wider local communities as more environmentally beneficial initiatives come on stream in the next few years as people continue to see the advantages and plug in to greener energy solutions.” A boost for renewable energy projects can provide enough power for landowners and farmers to power their own homes and reduce their carbon footprint and there are many schemes that provide a blueprint for bringing forward other similar projects across the country, said Joe, who added: “There’s no doubt in my view that harnessing the wind is an efficient way to supply clean energy and contribute significantly towards the renewable energy solutions we will all increasingly turn towards if we want the type of greener future we all desire.” #nppf #renewables #windturbines #planningpermission #northeastbusiness
