Established in 1922, the Honolulu Board of REALTORS® is one of the largest of 1,600 boards of REALTORS® in the nation and, with over 5,500 members, the largest trade organization on Oahu.   • 📈 In November 2024, O‘ahu single-family homes and condos saw double-digit increases in sales, and nominal changes in median sales prices year over year. 🏠 Single-family home sales rose 12.8% 🔺 with 203 closings and the median sales price was $1,115,000, up 1.4% 🔺. A slightly larger share of single-family home sales closed above the original asking price this November – 26% compared to 21% in November 2023. 🏙 Condo sales jumped 10% 🔺 to 341 closings, while the condo median sales price increased 2.7% 🔺 to $530,000. Fewer condos sold above the original asking price, accounting for 12% of sales this November compared to 19% at the same time last year. November ended with 749 active single-family home listings (up 11.5% 🔺) and 2,049 active condo listings (up 53.3% 🔺). “Although seasonal trends produced a drop in sales from a month ago, the uptick in sales year-over-year in both single-family home and condo markets was positive.   • According to HBR's October Local Market Update 🏡 single-family home sales in Makaha-Nanakuli increased 18% 🔺 year over year as the area’s median price rose 3% 🔺 to $692,000. The median days on market for homes in this area was 35 days. Active inventory in this region ended the month with 96 active SFH listings, up 17%. 🏙 In the condo/townhome market, closed sales in Makiki-Moiliili rose 19% 🔺 and the area’s median condo price ticked up 2% 🔺 to $411,500. Condos in this area were on the market for a median of 19 days. The region’s active inventory was up 61% compared to last October, ending the month with 222 active condo listings.   • 📈 In October, the O‘ahu housing market experienced a year-over-year increase in sales and inventory. 🏠 Single-family home sales rose 22.5% 🔺 while the median sales price held steady at $1,100,000. This October, 31% of single-family home sales closed above the original asking price, compared to 29% last year. 🏙 Condo/townhome sales ticked up 1.5% 🔺 and the condo median price rose 1.9% 🔺 to $525,000. Condos closing above asking price accounted for 17% of sales, slightly down from 18% a year ago. There were 298 and 597 new listings for single-family homes and condos, respectively, in October. The month ended with 741 active single-family home listings (up 18.4% 🔺) and 1,957 active condo listings (up 49.8% 🔺). “With an uptick in sales across both single-family homes and condos, coupled with stable median prices, O‘ahu’s housing market shows resilience entering the fourth quarter. With increased inventory and new listings, prospective buyers have more flexibility to find the home that best fits their needs,” said Fran Gendrano, President of the Honolulu Board of REALTORS.
