Our buildings are oriented to maximize shade and adapt to the desert environment, providing comfort and increasing energy efficiency. We hope to inspire more walkable, people-centric development that responds to the local environment.

Real estate has long prioritized cars, but that era’s ending with advancements like ebikes, AV ridehail, and zoning reform. This shift will cut transport costs, boost safety, and unlock walkable development.

It took a lot to get here—17 acres, 60 buildings, 300+ residents (soon to be 1,000!). Building walkable neighborhoods in the U.S. isn’t easy, but now comes the fun part: a thriving, walkable community called Culdesac Tempe!

Most Americans want to live in walkable neighborhoods, but zoning laws often prevent it. We're bringing that option to life at Culdesac, creating spaces where people come first.

Micromobility is transforming urban transportation. With the potential to replace millions of cars, micromobility solutions like e-scooters, bikes, and e-bikes offer a powerful way to reduce congestion and cut down on emissions, leading to cleaner air and a healthier urban environment. By enabling more people to move efficiently through cities, micromobility doesn’t just improve transit options—it opens the door to more walkable, people-centered development. Imagine cities where quick, convenient travel options go hand in hand with vibrant neighborhoods, allowing for safer streets and closer communities.

We are honored to receive a Voluntary Environmental Stewardship Program award from the ADEQ for our efforts in reducing emissions and protecting air quality. One of the best things we can do for the environment is get more people living in walkable neighborhoods!

Everyone should be able to live in a walkable neighborhood. But in the U.S., they’re mostly illegal to build. At Culdesac, we’re challenging the status quo by creating people-first communities that make it easy to connect with neighbors, local businesses, and the city.

We build walkable neighborhoods by providing residents with convenient alternatives to car ownership. Our residents receive a free metro pass, discounted rideshare options, and a free ebike for the first 200 residents. Through our comprehensive approach to urban mobility, we're making traditionally car-dependent places more walkable.

Building shaded pathways like this should be legal in every city, especially those in the desert like Tempe. People-first design prioritizes more shade and greater resilience to a changing climate.
