Yesterday marked the five-year anniversary of the successful disposition of England Ave Apartments in Inglewood, California. This property was our second acquisition, and likely our last in California. We purchased the property in May 2018 for $1.4 million and sold it for $1.925 million. Late last month, Matheson Capital completed the acquisition of The Grove at Moundville, a 66-unit BTR community located in Tuscaloosa, Alabama. We were able to purchase this property at a phenomenal basis of just $215k / unit, and approximately $100 / SF. This marks Matheson Capital's first step into Alabama. Additionally, to complete this acquisition, we had to go from contract to close in just 36 days. Last week market the 4-year anniversary of our acquisition of Central Oaks, a 32-unit apartment complex in Summerville, South Carolina. At the time, this was a very big transaction for us. It represented our second largest purchase by price and tied our largest by unit count. It was also our third purchase in Summerville over a 19 month span, which built us a 79-unit portfolio. In the end, we sold the property in October 2021, delivering investors a 39% return in just over one year.
