JOLTS Shows No Relief Yet for Inflationary Pressure from Job Markets The Job Openings & Labor Turnover Survey (JOLTS) data for February, reported this morning, continues to show excess job openings--that is, the number of job openings is greater than the number of unemployed people. That's one aspect of the stubborn inflationary pressure that prevents the Fed from starting to cut interest rates. When companies want to hire but there are comparatively few people looking for work, they tend to respond by increasing wages to compete successfully in attracting the few workers available. Of course that's great for workers (including the ones who already have jobs), but higher wages also stimulate greater demand for goods and services, which may push prices higher. The Fed needs to see more balance between demand and supply throughout the economy, including in labor markets, before interest rates can start to come down meaningfully. We'll see whether the Employment Situation report for March starts to show better balance in the job market. #economy #interestrates #employment #jolts #macroeconomics #aproposmacro #macrobond

🏡 #BTR units are achieving a 15-20% premium Rental premiums for built-to-rent (BTR) units are driven by: - Direct, 1st floor access - Your own four walls (or least no one below/above you) - Private yards - Neighborhood feel - Attached garages - Extra space 📊 We’ve seen this on our Cottages at Leon Creek listing in #SanAntonio, where BTR units are outperforming garden #multifamily comps of similar vintages. More info here: https://lnkd.in/g7Ejx4ip In #Austin, despite elevated supply, Andrew Brewer of Legacy MCS predicts that tenants will be “screaming at us for units” on their Leander project since the “ones we’ve finished were leased up 100% by the time we walked out of the last unit”. Given the demand, BTR completions have increased by 270% since 2019. 🏗 The BTR development process also possesses some unique advantages, including: - Faster construction times (40 completions a month for firms like Middleburg Communities) - Earlier tenant move-ins (“breaking ground to move-ins in as little as eight months” for Middleburg) 📉 Both of these advantages enable developers to access income sooner and therefore offset interest expenses on their construction loans (thus reducing project costs). With all of these tailwinds, institutions have bet billions on BTR. Names like Blackstone, Invitation Homes, Pretium, Greystar, and Lennar are all increasing their BTR investment. BTR is hot in Central TX with many groups active in the space including Fulton Development Group, LLC, AHV Communities, EMBREY, D.R. Horton - Multifamily, Lonestar Development Partners, Urbanist, Vaquero Ventures , Aspen Heights Partners, NexMetro Communities, and Urban Moment (to name a few). ❓ Going forward, how are you expecting BTR to perform as an asset class compared to garden multifamily? High-Visibility Article by CoStar Group's Jon Leckie Features Middleburg's Build-To-Rent (#btr) Developments “One of the biggest thoughts was we were looking at people just not being able to save up for a down payment, regardless of interest rates,” Aaron Tishkoff, assistant vice president of investments at Middleburg, told CoStar News. “And that people really want to live in a single-family home,” he said, citing surveys showing 70% to 80% of people would prefer that type of housing. “So we’re trying to provide the next best alternative,” Tishkoff said. “You’ve got your own four walls, you’ve got patio space, private yard space, and you can still live in that single-family neighborhood.”
