  • When we talked with Ben Cooper to learn more about how BGO has become cybersecurity leader for commercial real estate, it was a topic many building owners don't openly discuss. With his help, we're flipping that script. We had Cooper dive into what BGO has done to develop a thorough cybersecurity strategy that effectively protects BGO, specifically regarding operational technologies.   • 👏 Announcing a new Nexus partner, and our first in our Startup category... Domatic! Domatic is a California-based startup that provides a low-voltage intelligent building system that integrates power and data over a single network, simplifying electrical infrastructure. The system operates on NEC Class 2 power (48V, 100W per port), which reduces installation costs and copper usage by eliminating the need for traditional high-voltage wiring. At the core of the system, the PowerHub distributes power and data to lighting, sensors, thermostats, access controls, and other building systems, integrating with BMS platforms when needed.   • Smart Building programs can often resemble a revolving door with a continuous flow of people in and out. People change roles, organizations adjust their digitization and decarbonization goals, service contracts expire, new technology opportunities arise, etc. The robust smart building program is one that can survive the unsteady flow in and out of program responsibility and stakeholders. Understanding how different teams work together, getting more people involved, and handling change management are processes that are just as important as the actual technology strategy. Brian Vaughn, the Global Head of Technical Consulting at FPC Group, outlined how a defined approach is crucial for ensuring a program succeeds and continues to justify its existence. And, an important part of a defined approach is a process. During our NexusCon session, People Dynamics in the Smart Building Transition, Brian outlined his process and while we agree that everyone might have their own, we also agree this is a great place to start.   • Which data is more valuable for optimizing building performance—energy metering or occupancy counting? In our latest podcast, Tom Arnold of Gridium debated Jess Horne of XY Sense debated this topic. Tom’s take: Meter data is already available (requiring no hardware) and is actionable and directly tied to financial savings, making it an essential first step for any building owner looking to optimize operations. While he acknowledges that occupancy data has value, it is indirect. Meter analytics should be prioritized before investing in occupancy counting, as it delivers a clearer and faster ROI. Jess’ justification: Occupancy counting is the missing piece in truly optimizing building performance because it provides the “why” behind energy consumption, not just the “what.” Metering alone tells you how much energy is used but doesn’t explain whether that usage is justified based on actual space utilization. Without occupancy data, buildings are often over-conditioned, leading to wasted energy and underutilized space. Her closing statement drove home the idea that “a building’s purpose is to serve the people inside it”—so understanding occupancy patterns is essential for aligning energy use, space planning, and workplace experience.
