We’re very close to opening the most interesting, innovative and transformative project that downtown Minneapolis has seen since 1963. Great things are happening at Northstar Center. Premium finishes and first-to-market features are taking shape as Gardner Builders and their very talented trade partners, together with RSP Architects, Origin, Mohagen Hansen, Nimble, New History, Spye, Dunham, MBJ, Rippe, ECSI, Archetype, Intereum, Transwestern, JLL, Gilbert Mechanical, Parsons Electric, ECCO, Braun, and many others bring our project closer to our fall 2024 delivery. We couldn’t be happier with how great things are looking and what a unique place we’re all creating together. Heavy redevelopments take an army of talented people to pull off, and we’re lucky to have found a world class group of professionals, who happen to be world class people, to bring a special place back to life.

Today, we had the honor of hosting Mayor Frey's State of the City address at Northstar West. His and his team's optimism for Minneapolis mirrors our own. When Northstar Center was originally developed in the 1960s, downtown Minneapolis faced a moment of decline and Northstar Center's ambitious, innovative City-Within-A-City helped to make the downtown core an exciting destination again. Through our redevelopment of Northstar West and its 975-stall parking ramp, together with the residential and hotel uses that our neighbors and friends are delivering at Northstar East and Hotel Indigo, we intend for Northstar Center to again play an impactful role in helping downtown Minneapolis succeed. A transformation begins. Northstar Ramp is one of the largest and most centrally located parking facilities in downtown Minneapolis. With the highest parking count in the CBD (2.0+/1,000) offered to office users and convenient Skyway-connected parking for meetings & events clients, hotel guests, residents, diners and guests, Northstar Ramp is an amenity for the entire CBD community. Over the course of spring and summer 2024, we're undertaking widespread enhancements to concrete, aesthetics and operations, including 450,000 SF of painting, hundreds of additional lighting fixtures, a complete overhaul of signage, new automated rollup doors, renovated elevator lobbies, widespread traffic coating, management office renovations, legacy mechanicals decom, bumper replacements, door replacements, stairwell lobby renovations, new security and access control infrastructure, new gate technology, new elevator cab finishes, and a redeveloped 7th Street entrance & exit ramp and pedestrian tunnel. We're proud to be partnering with SP Plus, a best-in-class, technology-forward national parking operator, to provide Class-A service and hospitality to our parking customers. We look forward to re-introducing The Northstar Ramp to downtown Minneapolis this fall.

With the help of our GC, Gardner Builders and their trade partners, our project management team at JLL, and our design team at Mohagen Hansen Architecture, we're officially underway on renovations to our storage program at Northstar Center. More than 90,000 SF of high-quality, large format storage facilities will be re-introduced to downtown Minneapolis later this year as the finest business storage product in the market. With newly created direct connections to our loading dock, CBD-wide circulation via Minneapolis' underground tunnel network, upgraded HVAC, new lighting and corridor finishes, enhanced security, upgraded elevators, and a completely re-demised environment, The Vaults at Northstar Center offers trades, data center users, and other storage customers a uniquely thoughtful storage product that caters to their unique needs and interests. The Rosewood Room is starting to take shape at Northstar Center. Steel has been erected and Gardner Builders and their trade partners are making great progress with the interior build-out. This 2-story new installation sits on top of our 10,000 SF rooftop terrace and complements our meetings & events and workplace facilities as a year-round venue to host events and socialize with colleagues. Featuring an operable wall, full-service bar, stairwell connection to work suites, and views of the Minneapolis skyline, The Rosewood Room is one of the centerpieces of the rebirth of Northstar Center as a hospitality-infused downtown destination.
