Team Northstar had a fantastic time at Karaoke for a Kause! This year’s annual AEC industry event was held at Howl at the Moon, where attendees came together to raise $50,000. All proceeds from the night went to Bridge Over Troubled Waters, a local charity dedicated to supporting runaway, homeless, and at-risk youth. The organization offers vital services, including residential housing, behavioral health care, education, and career development services. The night had many great performances, including Andrew Pace belting out 'I Want It That Way' by the Backstreet Boys and closing out the night with 'Total Eclipse of the Heart' by Bonnie Tyler. Steven M. Smith wowed the crowd with his heartfelt and favorite rendition of 'Thank God I'm a Country Boy' by John Denver. When Werfen outgrew its Bedford campus, they turned to Northstar for a solution. The outcome: a state-of-the-art 118,000 SF R&D facility dedicated to hemostasis, acute care diagnostics, and autoimmunity. Northstar was engaged to conduct a feasibility study to identify campus constraints and offer a strategic framework to resolve them. This led to the decision to build a new lab and office building on the site of a former warehouse, creating additional space for research, development, and office use while addressing the floodplain constraints and long-term parking needs by elevating the lab building above an at-grade parking lot. Key Highlights: ☑️ Navigating Unique Construction Challenges: With a high-water table and floodplain issues, the project team faced significant dewatering challenges. Innovative groundwater management kept the project on track and on budget. Solutions like Rammed Aggregate Pier (RAP) were used for foundation stabilization to address poor soil conditions. ☑️ Regulatory and Permitting Success: Securing permits was challenging due to zoning issues and conservation land adjacencies. Providing open communication with the Town of Bedford and early planning allowed the team to receive approval in record time. ☑️ Collaboration at its Core: The 3.5-year project was a testament to the power of teamwork. Northstar, alongside partners like Maugel DeStefano Architects, Integrated Builders, VHB Engineering Solutions, and Haley & Aldrich, navigated challenges and delivered a world-class facility early and below budget. We’re proud to have played a role in Werfen’s continued growth and innovation in the healthcare sector. Northstar provided owner’s project management services throughout design and construction of the café. Bitty & Beau’s Coffee is a human rights movement disguised as a coffee shop where people with intellectual and developmental disabilities are valued in the workplace.
