May hit the Denver market with sunshine and speed this year - this last month we saw a massive surge of housing inventory as the school year wound down and Sellers jumped into the market - adding 20% more housing inventory for sale in the Denver-Metro in May than in April 2024. This surge represented a 39% YOY increase, a fact which might lead uninformed consumers to assume a market slowdown, when in reality, the statistics show the opposite to be the case. Buyers were snapping up homes even more swiftly in May than April, leading to an average listing to be on market only 26 days - a stunning 10% increase in the speed of the market month over month. In conjunction with list price -to -sold prices staying dead-even month by month at 99.8% alongside a huge 10% increase in the number of homes sold over the month prior, this indicates Buyers have also jumped into the market with speed and intention. However, the inventory increase in the last month alongside the list to sold price ratios should raise a caution flag to sellers - Buyers have choices in this market, and are not allowing Sellers the luxury of pushing market price. If a home is poorly priced, Buyer's are choosing to pursue alternatives that suit their needs - leaving overpriced listings to linger. Despite the buzz about rising interest rates, Boulder County's housing market was abuzz with activity in April. Buyers and sellers jumped into action, driving new listings up by an impressive 21.1% compared to last year, hitting a robust 666 listings and surpassing the average of the past four years. The average sales price for a single-family property landed at $1.1 million, showing a 2.8% dip from last year but a whopping 14.4% jump from the previous month. Meanwhile, the median price for a single-family property climbed 3.1% year-over-year to a solid $875,000. As the market heated up, active listings also rose by 7.8% month-over-month, hitting 916 listings. Buyer interest remained strong, with pending sales rising by an impressive 10.3% year-over-year to a total of 441. In April, the Colorado Springs housing market saw a modest uptick of 0.9% in the number of sold homes, signaling a positive trend. However, this was overshadowed by a significant increase of 12.6% in available homes for sale, indicating a shift in market dynamics. Average sold prices for attached homes remained steady, while detached single-family homes surged to an impressive $564,715, marking a 7% rise from the prior month. This upward trend in single-family home prices has persisted throughout spring, presenting lucrative opportunities for sellers but urging caution for buyers as purchasing power may diminish with continued price hikes. Notably, well-priced homes moved 12% faster than the previous month, underscoring the importance of strategic pricing in a market with ample supply.
