There is an affordable housing crisis in this country. Affordable Housing Tax Credit Coalition ("AHTCC") created a first-of-its-kind report demonstrating how rental homes financed using the Low-Income Housing Tax Credit (Housing Credit) provide rents that are 38% lower than market-rate properties on average, saving tenants an estimated $7,800 annually—or $653 per month. Just closed: Camden Heights, a 252-unit affordable apartment complex designated for families and seniors at 60% AMI in Rapid City, SD. R4 Capital provided $35MM in tax credit equity and R4 Capital Funding provided $48.5MM in construction-permanent tax-exempt and taxable financing. This affordable housing property will include an onsite solar farm to help to sustainably power the six new construction buildings which can ease the financial burden of energy and utility bills for residents. The property’s greenspace spans nearly 49 acres with walking trails, sports courts, picnic areas, and other amenities. Construction will commence this month thanks to our collaborative partnership with the developer team and our strong investor commitment. Just closed: A 156-unit affordable, garden-style apartments, The Preserve at Gresham Lake, in Raleigh, NC. R4 Capital provided $16.6MM in tax credit equity and R4 Capital Funding provided $36MM in permanent and construction bond financing. Availability of affordable housing with access to green spaces can measurably improve quality of life. This property will have both: Safe, quality, affordable housing, and a direct path to the beautiful Durant Nature Preserve, a 250-acre haven featuring woodlands, lakes, and wildlife. We are grateful for our developer partner for thinking beyond the physical structure to include the well-being and future of a community with its doorway to nature.
