This is from Ross Levine of our Bothell branch. “No, it is not required to pump and inspect prior to listing. HOWEVER, it is highly recommended to do so! Quite often Sellers don’t understand that as long as their system is working, they believe there must not be a problem. With the equipment being buried in the ground for long periods of time, erosion, clogging, and drain problems can arise. Septic tanks can often crack and leak without the Seller even knowing. This can be a big headache if performed after mutual acceptance. The transaction can be terminated by the Buyer and repairs could take a very long time to complete. Best to nip this in the bud before listing so potential Buyers have peace of mind regarding a very expensive component to the property”. Thanks Ross!
