Before you buy your first property, make sure to do this 👇🏽 Set up your… "Prop Co" and "Op Co". When you do it right at the beginning, it makes life easier down the road. You want to buy your first rental property, but before you jump think about how you want to structure it. Always buy Real Estate in LLCs (even if you initially buy a rental property in your personal name) Its always best to move it to a LLC. Setting up LLCs is about protection. Imagine you own a house directly in your name, and someone slips and falls on the property. If they decide to sue, they can go after everything you own. ❌ your car ❌ bank account ❌ even your home depending on what state you live in. It’s all up for grabs because you personally own the property. Here’s the smart way to move: ✅ Holding LLC (Property Company) - This is where your real estate lives. It holds the deed, keeping your assets secure. ✅ Operating LLC (Operating Company) - This one manages the property. It handles the day-to-day, from rent collection to maintenance calls. Call it the PropCo/OpCo strategy. It’s how the pros play it, and it saves you a ton of headaches later on. Don’t backtrack and fix issues.
