However, record-high home prices continue to create barriers for buyers. The median price for a single-family home increased by 2.9% year-over-year to $411,500, setting a new record. Tight inventory, with fewer than 1.1 million homes on the market for five consecutive months, is keeping prices elevated, making it hard for many households to afford a home. The U.S. multifamily market has seen a resurgence in demand, absorbing 138,000 apartment units in Q3 2024, the fourth-highest on record. This strong demand has been fueled by international migration and a robust labor market, with net absorption for the year up 44% compared to 2023. Vacancy rates have remained stable at 8.7%, a minor increase of 20 basis points from last year, despite a significant supply influx of over 400,000 new units. In August 2023, headline inflation (CPI) rose by just 2.5% year-over-year, marking its lowest increase since February 2021. This cooling of inflation is largely due to a 4.0% drop in energy prices. When excluding energy and food, core inflation was up 3.2%, its lowest level in nearly four years, driven by falling commodity prices and slower growth in shelter costs. The Federal Reserve’s preferred measure, Core PCE, showed a 2.6% increase year-over-year in July, with a recent three-month gain of just 0.4%. If this trend continues, inflation could fall short of the Fed's 2.0% target. Ever wondered how someone without millions of dollars can invest in an apartment complex? It’s not out of reach for the average investor. Through apartment syndication, everyday investors can pool resources to acquire and manage large apartment complexes. This involves General Partners (GPs) who find deals, secure financing, and manage properties, and Limited Partners (LPs) who provide equity and receive profits without active management roles. Debt providers, such as agencies or bridge loan lenders, offer the necessary financing. This collaborative approach allows for the acquisition of efficient properties and professional management. Delve into the syndication and payout process from a GP's perspective into four key steps: 1. Property Acquisition - As General Partners (GP), the first critical step is securing the property. We sign the Letter of Intent (LOI) and Purchase and Sale Agreement (PSA), which finalizes our commitment. GPs then submit “hard money” (earnest money) to the seller which is at risk if the deal doesn't close. 2. Finding Funds - Next, we focus on raising funds from Limited Partners (LP). They review and sign the offering memorandum, which details the investment opportunity. Meanwhile, we finalize details on debt insurance, perform additional due diligence, and refine the business plan to ensure everything is set for a successful acquisition. 3. Property Closing and Funding - With funds secured, we move to close the property deal. New ownership takes over, and LPs start receiving distributions based on the property's cash flow. As GPs, we might also receive distributions based on cash flow and asset management fees. This phase marks the transition to property management and operational execution. 4. Property Disposition (Sale) - We finally prepare to sell the property after a predetermined hold period. Upon disposition, LPs receive their initial capital back first, followed by a percentage of the profits. As GPs, we also receive a share of the profits.
