An opinion piece from our our friends at the Chicago Sun-Times. "When people think of the beloved small businesses in their neighborhoods, they likely picture the cupcake shop and the bookstore. These businesses enrich our communities, but there’s another small business owner who provides something far more essential: housing. While many associate affordable housing with government-subsidized buildings, most low- to moderate-income families in Chicago rely on naturally occurring affordable housing (also known as NOAH): privately owned, unsubsidized housing that is affordable without government intervention. This housing accounts for 75% of affordable rental housing nationwide, and in Chicago, much of this is in smaller buildings. The U.S. Department of Housing and Urban Development is seeking public comments from stakeholders on the escalating insurance crisis. In a Request for Information, HUD notes that homeowners and housing providers alike have seen significant increases in their property insurance premiums and deductibles within recent years, coupled with an increase in extreme weather events and natural disasters. According to Intercontinental Exchange, Inc., average monthly insurance payments have risen 52% since early 2020, three times the rate of rising principal and interest amounts with some higher-risk areas rising as high as 90%. HUD is now seeking public input on how best to assess measures to increase the resilience of residential properties to natural hazards and extreme weather. Very interesting and real article about the cost and challenges of apartment regulations. An important read as this is happening in many communities with the cost of running affordable housing becoming unsustainable due to insurance, taxes, and more. We need laws that aren't just Pro Resident or Pro Landlord, but PRO HOUSING. We need to find the Win/Win. There needs to be a balance where residents are protected, but not at an excessive cost to the Landlord or bad for the neighbors, and where landlords are protected because we need them to provide the much needed housing, help with affordable rents and accepting Housing Choice Vouchers. Not a Housing Post, but a Partner Post ... it was great to work with the Bird Conservancy of the Rockies as they monitored Birds in Longmont, including at one of our Thistle properties! This program is designed to: 1) develop better information on distribution and abundance of all breeding birds and 2) determine long-term status and trends of breeding species that occur throughout Colorado. This information will help guide conservation efforts and provide a better measure of conservation success. We were Happy to work them and please enjoy a few pictures of the Birds they found in our area this New Year's Eve! #partnership #birds #affordablehousing #birdmigration
