    Last night, I had the chance to speak on a panel at With Scale's AI in RevOps event and the conversations were next-level. It confirmed that AI is actively changing the way RevOps, sales and marketing teams operate. Some of the biggest themes that stood out: 🚀 AI agents aren’t the future - they’re already here. Teams are using AI to engage customers, handle enquiries, qualify leads, book meetings and even support decision-making - freeing up teams to focus on higher-value work. ⚡ Trial and error is part of the process. The best way to future-proof your team is to start testing AI tools now. The companies that upskill today will be the ones leading the market tomorrow. 💡 AI isn’t replacing RevOps - it’s making it more strategic.     I recently read Yardi's market report on the UK & Ireland workspace industry (solid report!) and was curious how OpenAI's new $200/mo 'Deep Research' agent would compare.  Here’s what I found: WHAT 'DEEP RESEARCH' DID WELL: Competitive Benchmarking –  It went beyond listing operators, breaking down strengths, weaknesses, and financials for Regus, WeWork, Spaces, and Fora. Deeper Strategic Insights – AI connected the dots—why pricing varies, how inflation plays in, and what’s driving demand outside London. More Forward-Looking – While Yardi focused on past data, AI predicted industry shifts—rising corporate adoption, premium flex space, and landlords getting into the game. WHERE YARDI HAD THE EDGE: Better Source Data – Yardi’s proprietary dataset made for rock-solid numbers. AI’s figures were solid but felt extrapolated. More Granular City-Level Data – Yardi’s structured city-by-city breakdown was easier to scan. AI’s version was more narrative-driven. More Digestible Format – AI’s report was deep but dense. Yardi’s was clearer and quicker to reference. KEY TAKEAWAY: AI is shockingly good at synthesizing broad industry trends, but when it comes to hard data, sourcing, and formatting, traditional research firms still have the upper hand. That said, I wonder how long it took the research team at Yardi to come up with their figures. It took ChatGPT's research agent about 1 minute.

    No one bats an eye if AI handles customer service. Yet businesses get nervous about the idea of AI handling inbound sales inquiries. And it’s a fair concern. Sales is the lifeblood of your business after all. So, how do you make sure AI agents deliver great sales experiences without feeling robotic? Here’s the approach: 1. Define What AI Should Handle: AI agents are great for tasks that are repetitive, straightforward, and don’t require a personal touch. For example: - Providing quick answers to common questions like pricing or availability. - Sending follow-up messages to keep leads engaged. - Booking appointments or managing schedules. These interactions are fast, simple, and don’t need a human touch. AI ensures they’re done instantly and accurately. 2. When Humans Need to Step In: Some situations are more complex and require emotional intelligence or nuanced decision-making. For instance: - Handling objections like price comparisons with competitors. - Navigating high-stakes conversations where empathy and creativity matter. - Addressing unique requests, such as custom modifications or tailored solutions. In these scenarios, AI shouldn’t guess. Instead, it should escalate the conversation to a human sales rep who can take over. 3. AI + Human Collaboration: Here’s the workflow to imagine: → A lead reaches out asking for basic information. The AI provides a detailed response instantly. → If the lead raises a concern—like a competitor offering a cheaper option—the AI flags it and hands off the conversation to a human. →The sales rep steps in, fully informed of the context, and guides the lead to the next stage. AI handles the heavy lifting, while humans focus on building relationships and closing deals.

    “What’s NOT Going to Change in Real Estate in 10 years?” I was prepping with Antony Slumbers for how we're going to moderate a roundtable discussion for a group of c-suite execs on the impact of AI, and one question he posed really stuck with me. “What won’t change in the next 10 years?” (original credit to Jeff Bezos for reframing the tired “what’s next?” trope.) Here’s the thing: In real estate, we obsess over disruption—AI, VR, blockchain. But the real advantage? Betting on the constants. 1. People will always need space. 2. They’ll always want it faster, simpler, and with less friction. 3. They will value human connection - especially when it comforts them in making big decisions. The tools will evolve (virtual tours, instant digital showings). The fundamentals won’t. At Uniti, we are betting on these 3 trends, nothing else. The future is a about machines and humans working together to more efficiently deliver the same thing people always wanted. So here’s my take: If your AI strategy isn’t anchored in these constants, you’re solving the wrong problem.

    Roast this exchange between an AI self storage agent and a lead who filled out a 'request a quote' form on the operator's website. Attached are [redacted] screenshots of a FULL conversation between the client's AI agent and a lead inquiring about self storage space. Context: - The lead inquired via clients online website - The lead did not engage on the first email and required follow up - AI followed up, provided consultative support on clients needs, and got the transaction closed! I want your feedback! How would a human have handled it differently? IMO if you are a real estate company selling B2C with any considerable level of volume (>100 inquiries/month) and are not exploring AI lead qualification, you are leaving revenue on the table.     I needed a meeting room next week, so I decided to test OpenAI’s new “Operator” agent to handle the booking. The only prompt I gave was: “Find me a meeting room for 4 people near Grand Central that I can book for 2–3 hours on Monday, January 27.” I don't know why it used a platform I never head of called Zipcube, but this in an of itself was interesting (it actually first tried Industrious, but couldn’t find a direct booking mechanism, so it moved on). So much of search and website UX in the future will be optimized for agents. FWIW, I found the whole experience fun and thought-provoking, but it’s still far from usable. So unless your job / hobby is to experiment with these tools, you probably can ignore this capability for the foreseeable.

    After using AI to manage 1,000s of leads for companies in 2024 Here are 5 predictions for where AI is headed in 2025: 1️⃣ Specialization Over Generalization In the past, we saw a lot of general-purpose AI agents that didn’t meet the real needs of industries. Moving forward, these agents will become specialized, focusing on verticals like healthcare, real estate, and banking. They’ll handle industry-specific workflows, data, and integrations—things generic agents just can’t do. 2️⃣ The Rise of Multimodal Agents Today, many agents are stuck in one mode—email, text, voice, or website chat. That’s going to change. Imagine an agent starting a conversation on a website chat, following up by text, and wrapping it up on a phone call—all while retaining the context across channels. It’s about making interactions seamless, no matter the platform. 3️⃣ Agents That Use Software Like Humans Right now, agents are limited to APIs and data sandboxes. In the future, they’ll operate like humans—navigating software, clicking buttons, and performing actions across systems like Salesforce or Notion. This opens up entirely new capabilities. 4️⃣ Exponential Growth in Reasoning AI agents will get 10-20 times smarter. Research from OpenAI and Anthropic is pushing the boundaries of reasoning. Soon, agents will handle tasks like creating financial models, analyzing budgets, and working with spreadsheets in ways we haven’t seen before. 5️⃣ AI as a Role in Every Department By the end of the year, I expect companies to start embedding AI agents into nearly every role - whether it’s accounting, marketing, sales, or editorial. Organizations will evolve into hybrids, blending humans and AI. The challenge will be making sure AI integrates into workflows and adds real value - without disruption.
