MONDAY MARKET MOMENT - Colorado, and Boulder/Denver in particular, gets a bad rap when it comes to housing affordability. The Housing Affordability Index is a measure of how affordable a region’s housing is to its consumers. A higher number means greater affordability. The index is based on interest rates, median sales price and median income by county. For single family homes, the Denver Metro region is far below the October 2024 national average of 102.3, although there was a slight improvement year over year from 2023 to 2024. The same improvement was also seen in attached dwellings which, thanks to significant new construction in the last several years, have bumped over the top into affordable range for median income earners. A value of 100 means that a family with the median income has exactly enough income to qualify for a mortgage on a median-priced home. An index above 100 signifies that family earning the median income has more than enough income to qualify for a mortgage loan on a median-priced home, assuming a 20 percent down payment. This index is calculated for fixed mortgages. Don't let Denver's Front Range scare you off, but know that compromises may be necessary. MERRY MARKET MONDAY! . Contrary to what one might think, this is actually one of the best times of year for buyers to look for a home. Sellers are often motivated to finalize a sale before year end, and are potentially willing to offer more substantial discounts or concessions compared to other times of the year. According to the Denver Metro Association of Realtors, the median days on market is actually higher this time of year. While the average and median sold price for homes is down month-over-month, compared to the same period last year sold prices actually increased slightly - 4.95% average and 3.05% median increase for all home types. . Sellers should anticipate offering concessions, such as buying down interest rates as they have become increasingly common as interest rates have not ceased fluctuating. . Questions? MONDAY MARKET MEMO - Denver/Boulder Area Rents News that investors, landlords and tenants need to know! At the national level the median U.S. asking rent fell 0.7% year over year in November to $1,595, the lowest level since March 2022, according to Redfin. Per Redfin, the Denver metro area ranked #6 out of all major metros with the HIGHEST rent decreases in median asking rent at a year-over-year drop of 5.7%. Austin, TX was highest at at astounding 15.7% drop. According to the Denver Metro Association of Realtors (DMAR) rents for single family homes were down 2% from October to November, and down almost 4% from November of 2023. Median rent in November was $2,650 for a single family home. Denver area renters in multifamily units saw less of a drop, from $1,540 to only $1,525, which is less than 1%, while inventory increased 19%. There has been significant multi-family construction in the region for a number of years now. (note: Redfins numbers combined single family and multi-family units, thus the difference in the medians reported) The Midwest and East Coast regions had the most metro areas with rent increases, in part due to less new construction compared to the Sun Belt.
