The Real Estate Coordinator position directly supports OLIO’s annual real estate development goals through handling the review and negotiations of purchase agreements and tenant leases as well as management of all real estate closings; in addition, this role supports all property management matters for assets owned by OLIO or our clients and supports the Senior Real Estate Manager in preparing documents for internal and external Real Estate Committee (“REC”) approvals.
Responsibilities
· Work with Real Estate team, brokers, industry network, and cross functional leaders to support the identification and delivery of quality real estate opportunities.
· Support the life cycle of sites from approval to opening.
· Lead and track necessary discussions around feasibility studies / fit plans and project budgeting in coordination with Real Estate, Development, and Construction teams
· Once the Senior Real Estate Manager identifies a target asset, the Real Estate Coordinator is responsible for supporting the acquisition of that asset, including coordination of purchase agreements, negotiations, and handling closing transactions.
· Review and approve LOI (Letter of Intent) deal points for Brokers.
· Handles legal counsel relationships
· Completes legal related deliverables, including but not limited to: Real Estate due diligence (title, survey, environmental reviews), purchase agreements, any and all required easements, contracts, estoppel, SNDA, leases and other related documents.
· Updates Real Estate pipeline activity utilizing appropriate software, including but not limited to Smartsheet.
· Assists with necessary document preparation for REC Meetings (including but not limited to: New Restaurant Recommendation Packages (“NRRP”)
· Responsible for handling any client/customer Real Estate questions and clarifications as necessary.
· Supports bi-weekly internal REC Meetings by preparing materials and circulating agendas in advance of the calls
· Assists with Due Diligence Schedule and required Due Diligence tasks to OLIO Development Department in accordance with the Critical Dates memorandum for internal and external transactions

2. Relationship Management: Ability to maintain great working relationships with key partners including Attorneys, Brokers, Developers and Clients, while maintaining the goals of OLIO.
