Key Responsibilities

  • Developing Relationships:** Establish and nurture strong connections with brokers and sellers.
  • Strategic Planning:** Create effective land purchase strategies to meet financial goals.
  • Market Research:** Identify and maintain a portfolio of suitable land for acquisition and development.
  • Financial Analysis:** Conduct thorough financial and risk assessments to support investment decisions.
  • Negotiation:** Secure favorable land purchase contracts and Letters of Intent (LOIs) through effective negotiation.
  • Market Tracking:** Keep track of land comp sales in active markets and monitor critical contract dates.
  • Due Diligence:** Support due diligence investigations by collaborating with internal departments such as project management, purchasing, marketing, and finance.
  • Site Visits:** Visit potential sites, focusing on various factors like edge conditions, marketing potential, school quality, and neighborhood characteristics.
  • Competitive Analysis:** Carry out competitive and market research, ensuring up-to-date market analyses, product, and pricing information.
  • Database Management:** Maintain a comprehensive land opportunity database and lead weekly land meetings.

Qualifications

  • Education:** Bachelor's Degree in Business, Real Estate Development, Economics, or a related field.
  • Experience:** A minimum of three to five years of experience in new home residential and/or multi-family land acquisition.
  • Skills:** Proficiency in pro forma analysis for sale, rent, or age-qualified communities. Strong knowledge of market trends, pricing, growth, and supply.
  • Strategic Thinking:** Ability to align company objectives with land acquisition strategies.
  • Political Acumen:** Understanding of the political landscape and the capability to build beneficial relationships.
  • Licenses:** Valid Class C Driver's License and a clean DMV record.
  • Travel:** Willingness to travel up to 25% of the time.
